The Dwarka Expressway, also known as the Northern Peripheral Road (NPR), is a significant infrastructure project that connects Dwarka in Delhi to NH-8 in Gurugram, providing a vital link between these two major locations. The 19 km long elevated Gurugram portion has been built on a solitary pillar and consists of 8 lanes, and the full expressway, including the critical 19 km Gurugram stretch inaugurated by Prime Minister Narendra Modi in March 2024, became fully operational in 2025.
The corridor runs through Gurugram's newest sectors, and it traverses Gurugram Sectors 88, 84, 83 and 99-113, including the proposed Global City, before reaching NH-8 near the Kherki Daula toll plaza. Schools, hospitals and malls are opening steadily in Sectors 102, 103 and 104, with major developers like Sobha, M3M and Godrej building along this stretch.
The transformation in property values has been sharp. Sector 106, once farmland priced at around ₹2,000 per sq ft, is now selling above ₹22,000 per sq ft, showing what a finished road can do to a place. Flat prices across the corridor currently range from Rs 11,000 to Rs 16,750 per sq ft, with the average property rate for flats at around Rs 14,000 per sq ft.
Beyond capital appreciation, the corridor is maturing into a genuine end-user market. International schools like Delhi Public School and hospitals like Artemis have opened branches along this corridor, making it viable for families to actually live here, not just invest and hold. This blend of infrastructure completion and social amenities is what makes Dwarka Expressway one of NCR's most closely watched residential addresses today.
