Mahabalipuram, also known as Mamallapuram, is one of Tamil Nadu's most storied coastal towns, sitting on the East Coast Road (ECR) close to the village of Thiruvidanthai. Famous for its Pallava sculptures and beach temples, it is a UNESCO World Heritage Site known for temples and monuments built by the Pallava dynasty between the seventh and eighth centuries. The Union government's plan to widen the 107-km stretch from Mahabalipuram to Puducherry, aimed at improving connectivity to Puducherry, falls under the Bharatmala Pariyojana Phase-I highways scheme. This steady infrastructure push has turned a once sleepy temple town into a sought-after residential and second-home address.

Real estate here has traditionally centred on villas, independent plots and low-rise apartments rather than high-rise towers, reflecting the coastal, heritage character of the town. Mahabalipuram is one of the popular areas in the city with over 202 properties, mostly Villa, Apartment and Land in various sizes and configurations. Average property rates for flats stood around Rs 6,650 per sq ft, with flat rates changing by 26.7% in the last one year and 47.8% over three years, signalling healthy appreciation for early buyers.
