Bengaluru's emerging eastern corridor for premium homes near Whitefield's IT hubs.
Mandur and the neighbouring Budigere Cross sit off Old Madras Road (NH-75) in East Bengaluru. The area is located in the rapidly evolving eastern corridor of Bengaluru near the thriving Whitefield-Kadugodi micro-market, driven by strong infrastructure expansion and sustained IT-led demand. Situated off the Old Madras Road, the location offers convenient access to Whitefield, KR Puram, ITPL, the Outer Ring Road, and key commercial hubs, and provides connectivity to Kempegowda International Airport.
The corridor has recently attracted major developer interest. Puravankara's transaction in Mandur, Budigere carries a potential gross development value of ₹2,300 crore and comprises two structures: 7.92 acres through a joint development agreement (JDA) and 6.65 acres purchased outright, with the project spanning approximately 1.8 million square feet of saleable area. Commenting on the location, Puravankara's CEO-South noted that the Budigere-Mandur corridor has emerged as an important residential micro-market with significant long-term potential, benefiting from the established commercial ecosystem in North-East Bengaluru and offering convenient access to major employment hubs, including several Grade-A office parks in Whitefield.
On pricing, the locality offers a mix of apartments and villas at an average sale price of around ₹12,650 per sq.ft., and the year-on-year change in average apartment prices in Budigere Cross is around 23.2%. The micro-market already hosts multiple grade-A developers: Brigade, Salarpuria Sattva Group, Godrej, Bren Corporation and Sattva Group are building under-development and under-construction projects in Budigere Cross.
For homebuyers, the appeal lies in the balance of connectivity and affordability. Budigere Cross houses are reasonably priced compared to other prime locations in Bangalore, and this affordability, together with the potential for local expansion and infrastructural improvement, makes it an attractive investment possibility. Looking ahead, infrastructure projects including the Bengaluru Business Corridor (formerly Peripheral Ring Road) and ongoing metro expansion are expected to drive property appreciation in the coming years.
Mandur Budigere connects residents to Bengaluru's eastern IT belt via Old Madras Road, with planned upgrades set to improve access further.
The locality is supported by an established mix of schools, healthcare facilities and retail destinations within a short drive.
