Mulund, Mumbai

Mulund is a well-established residential and commercial suburb in the north-eastern part of Mumbai, bordered by Bhandup to the south and Thane to the north along LBS Marg. Often called the "Prince of Suburbs," the locality is split into Mulund West and Mulund East, both built around the Central Railway station and threaded together by LBS Marg and the Eastern Express Highway.

Unlike many congested Mumbai suburbs, Mulund retains generous green cover. The locality lies southwest of Sanjay Gandhi National Park, and residents have access to Mulund Hills, a grassy hillock above the station offering walking trails and city views. This blend of nature and urban infrastructure has made it a long-preferred address for upper and upper-middle income families.

The residential market here is largely apartment-driven, with the area hosting Mid-Segment and Affordable housing supply alongside newer premium towers. Average flat rates in Mulund stand at around Rs 28,650 per sq ft, with Mulund West trading around Rs 28,750-28,785 per sq ft and Mulund East at roughly Rs 26,250 per sq ft. Prices in Mulund have appreciated meaningfully over time, rising close to 25% over the last decade citywide.

On the commercial side, Mulund East is home to established industrial and corporate occupiers such as Johnson & Johnson and Glaxo, giving the suburb a genuine live-work character rather than being a purely residential pocket.
