Luxury 2, 3 & 4 BHK residences marking Puravankara's entry into South Delhi.
Delhi's residential market has entered a phase of strong luxury-led growth, with the capital region contributing a dominant share of premium housing activity nationwide. Delhi NCR has captured 64% of luxury residential launches nationwide, with residential sales reaching a record ₹1.53 lakh crore in 2024. Luxury housing sales increased 9% in H1 2025, with the premium segment of ₹1 crore-plus accounting for 62% of total sales, while Delhi NCR led with 17% price growth in Q1 2025.
Against this backdrop, Puravankara is preparing its NCR debut after years of southern and western market dominance. The developer is preparing to tap into the Delhi–National Capital Region market in the coming months, expanding beyond its current strongholds in the South and West. Group leadership has repeatedly flagged this intent, noting that NCR is always on the anvil, and the company will evaluate opportunities at an appropriate time.
Delhi's own market is layered — ultra-premium South Delhi enclaves sit alongside affordable West and East Delhi corridors. Prime locations such as Lutyens Delhi, South Delhi, and Dwarka record prices between ₹18,000 and ₹40,000 per sq ft, while nearby regions like Noida have flat rates ranging from ₹4,000 to ₹12,000, making them comparatively affordable.
For Puravankara, South Delhi represents the natural entry point given its brand positioning around premium, amenity-rich living — a segment where the developer has built a track record across Bengaluru, Chennai, and Mumbai.
Prices across Delhi vary sharply by zone, with South Delhi's established enclaves commanding a significant premium over the city average. The South Delhi real estate market presents a robust and appreciating landscape, with the current average asking price for properties standing at ₹24,774 per sq ft. Within South Delhi, Greater Kailash averages ₹25,328 per sq ft with 20% annual appreciation, while Defence Colony commands ₹36,968 per sq ft and Vasant Vihar averages ₹18,800 per sq ft. Further west, Dwarka currently averages ₹15,450 per sq ft, with a year-on-year appreciation. East Delhi remains comparatively affordable, with Laxmi Nagar, Mayur Vihar-III, Dilshad Garden, and Vasundhara Enclave averaging around ₹9,000 per sq ft.
Delhi's residential map spans heritage South Delhi addresses, planned West Delhi suburbs, and fast-developing East Delhi belts, each catering to a distinct buyer profile.
South Delhi, where Puravankara is entering, benefits from established road and rail networks that link it seamlessly to the rest of the capital region. The area is well-served by major roads like the Outer Ring Road, Mathura Road, Mehrauli-Badarpur Road, and Aurobindo Marg, connecting it to other parts of Delhi and neighbouring cities, and is near major commercial hubs including Okhla and Connaught Place. Metro access further strengthens daily connectivity, with key stations serving the South Delhi belt providing quick access across the city, and proximity to IGI Airport supporting frequent domestic and international travellers.
Looking ahead, citywide upgrades are set to reinforce Delhi's long-term investment case. Several upcoming infrastructure developments are expected to improve connectivity and property rates, with over six new metro lines planned under Phase 4 of the Delhi Metro. Combined with steady rental demand near business districts and educational hubs, these upgrades are expected to sustain price momentum across both premium and mid-segment localities in the years ahead.
