Planned city living near the new international airport and Trans Harbour Link.
Navi Mumbai has moved past its identity as a planned satellite township to become a self-sustaining real estate market. The city that was once called Mumbai's "planned alternative" has firmly grown into one of India's most compelling real estate destinations not because of future promises, but because the infrastructure is now real, operational, and delivering results. This shift is reflected directly in transaction volumes and pricing across the region.
Across micro-markets, Navi Mumbai's real estate market is characterized by a steady rise in property values, with the average asking price currently at ₹19,287 per sq ft. Quarterly data indicates a general upward trend, with prices moving from ₹16,749 per sq ft in June 2025 to an anticipated ₹18,348 per sq ft by December 2025.
Demand has been backed by real transaction activity rather than speculation. Navi Mumbai's real estate market shows strong activity, with 29,157 transactions recorded between May 2025 and April 2026, totaling ₹20,539 Cr. At the wider MMR level, Mumbai Metropolitan Region registrations hit a 13-year high in April 2026, crossing 12,000 units in a single month, with stamp duty collections of over ₹1,100 crore.
Puravankara has built a growing footprint across this belt through its residential and plotted-development brands. The group's presence spans a ready project in Uran, an under-construction apartment community in Shilphata, and a new plotted launch in Panvel, reflecting a strategy that covers both built homes and land ownership formats across Navi Mumbai's expanding nodes.
Property rates in Navi Mumbai vary sharply by node, shaped by connectivity, development stage and proximity to the new airport. Residential rates across Navi Mumbai currently span roughly ₹6,000 to ₹29,000 per square foot, depending entirely on the node. Growth in the emerging corridors has run between 8% and 15% year-on-year, backed by real, operating infrastructure rather than speculation.
Navi Mumbai's micro-markets range from established, high-value nodes to emerging corridors riding the airport and metro wave.
Connectivity is the single biggest driver reshaping Navi Mumbai's real estate map. Key drivers include the Mumbai Trans Harbour Link (MTHL), which connects to South Mumbai in 30 minutes, the Navi Mumbai International Airport, and the operational Metro Line 1. The Mumbai Trans Harbour Link has cut cross-harbour travel from over an hour to about 20 minutes, and an international airport that has moved from rumour to final-stage construction.
The airport itself has now moved from promise to reality. The opening of the international airport in December 2025, expanding metro connectivity, the Mumbai Trans Harbour Link, and multiple upcoming infrastructure projects have pushed property prices upward across nearly every micro-market. Major road links, including NH-48, NH-348, NH-548, and the Atal Bihari Vajpayee Trans Harbour Link, continue to strengthen access between Navi Mumbai, Mumbai, Thane and Kalyan, while the Harbour Line rail network keeps established nodes well connected to the region's job centres.
