North Bengaluru's rising residential corridor, now home to a new Puravankara development.
Doddagubbi sits in the eastern quadrant of North Bengaluru, tucked between Hennur Road and Bagalur Road, and has long been known for its residential plots and villas in the affordable-to-mid segment. Doddagubbi is an emerging area in the eastern quadrant of Bangalore, houses ample residential plots and villas in the affordable segment, and has Hennur Road and Doddagubbi Main Road as key connectors. The locality has traditionally attracted plot buyers and self-builders, but the entry of larger organised developers is now changing its character.
That shift became concrete in mid-2026 when Puravankara signed a Joint Development Agreement here. Puravankara Limited announced that it has signed a Joint Development Agreement for an 11.23-acre residential land parcel located in Doddagubbi, North Bengaluru, carrying an estimated Gross Development Value of Rs. 1,100 crore and a developable area of approximately 0.74 million square feet of residential apartments. Doddagubbi, situated in the rapidly expanding North Bengaluru corridor, is strategically positioned with access to Hennur, Hebbal, Yelahanka, Manyata Tech Park, and Kempegowda International Airport, benefits from strong social infrastructure, reputed schools, healthcare facilities, and excellent connectivity via NH-44, and has emerged as one of Bengaluru's most sought-after residential destinations.
On the ground, Doddagubbi still retains a quieter, low-rise character compared to its more built-up neighbours like Hennur and Hebbal. Residents describe the area as peaceful with not much rush or traffic, note that the main road is reachable within a 10-minute drive with small shops and a bakery nearby, and highlight a Wednesday market with various stalls. This mix of calm residential streets and proximity to major employment hubs is what is now drawing branded apartment developers to the micro-market.
Price-wise, Doddagubbi remains more accessible than established North Bengaluru addresses. The average registry rate in Doddagubbi is around ₹3,466 per sq ft, based on 93 transactions that happened recently in the area. As Puravankara and other developers bring organised apartment supply into the locality, this gap with neighbouring Hennur and Hebbal price points is expected to narrow over the coming years.
Doddagubbi's road network is built around Hennur Main Road and Doddagubbi Main Road, with NH-44 providing the backbone link to the rest of North Bengaluru and the airport corridor.
Doddagubbi is supported by a growing base of educational institutions, healthcare facilities and retail destinations within a comfortable driving radius.
