Uran, Navi Mumbai

Uran is a coastal taluka on the southern tip of Navi Mumbai, long known as the base of the Jawaharlal Nehru Port Trust (JNPT) and ONGC's Uran plant. Uran is a coastal growth node on Navi Mumbai's eastern edge, home to Jawaharlal Nehru Port Trust, India's largest container port, with Uran-Panvel Road serving as the key internal artery of the locale. For decades the area's economy revolved around the port, fishing hamlets and ONGC operations, giving it a distinct small-town character compared to the denser nodes of Navi Mumbai.

That character is now shifting fast. The Atal Setu sea bridge starts in Sewri in South Mumbai and ends in Chirle near Nhava Sheva in Uran taluka, connecting the busy city of Mumbai with the northwards developing exurb of Navi Mumbai. This has pulled Uran firmly into the Mumbai Metropolitan Region's growth map, alongside neighbouring Dronagiri, Ulwe and Panvel.

Housing stock in Uran is still largely low-rise and plotted, though apartment supply is growing. Plots, low-rise homes and villas dominate the housing stock, with more than 75% of the housing options priced in an affordable budget. Rail access has also improved meaningfully in the last two years, opening the locality up to daily commuters rather than just port and industrial workers.

For homebuyers, Uran offers a rare combination in the MMR: sea-facing, low-density living at prices well below established Navi Mumbai nodes, with the region's biggest infrastructure catalysts - the trans-harbour link, the new airport and metro expansion - either at its doorstep or a short drive away.
