Metro connectivity and mill-land redevelopment turn a once-industrial belt into a residential hotspot.
Magadi Road, the arterial State Highway 85 connecting Bengaluru's city centre to the historic town of Magadi, is having a moment. This road starts behind Bangalore City Railway Station and runs along locations like Binnypete, Rajajinagar, Vijaya Nagar, Basaveshwarnagar, and the completion of Namma Metro Phase I revived real estate interest along the corridor, especially in Bangalore West. For decades, this stretch was known more for its textile mills than its residential appeal. That is changing fast.
The numbers tell the story clearly. Flat rates in Magadi Road, Bangalore changed by 23.0% in the last 1 year, 75.4% in the last 3 years, 116.2% in the last 5 years, and 161.0% in the last 10 years. Average property rates for flats stood around Rs 10,700 per sq ft, with flat prices ranging between Rs 7,800 and 14,800 per sq ft. More recent data points to even sharper repricing: prices at Rs 13,350 per sq ft are above the Bangalore city average. Magadi Road's average price is now ₹13.3K per sq ft compared to Bangalore's ₹12.1K per sq ft — a reversal for a corridor once seen as an affordable alternative to the city centre.
Infrastructure is the primary catalyst. A new six-lane, 11 km road connecting Mysore Expressway to Magadi Road, costing around Rs 500 crore and passing through Kambipura, Challaghatta, K Krishnanagar, Bhimanakuppe, Kommaghatta, Sulikere, Kenchanapura, Kannalli, and Machohalli, is expected to open in early 2026. Separately, Bengaluru is planning a 250-metre skydeck in the Challaghatta-Bheemanakuppe corridor, estimated at ₹500 crore, to boost recreational infrastructure. On the metro front, Sri Balagangadaranatha Swamy Hosahalli Metro Station is 1.3 km away and Vijayanagara Metro Station is 2.3 km, both on the Purple Line.
Land availability is another factor unique to this corridor. The area around the railway station along Magadi Road developed as an industrial location during British rule, with cotton textile mills such as Binny Mills, Minerva Mills, Mysore Mills and SV Global Mills dotting the area. Post liberalization, these mills ceased production, and the mill lands became available for redevelopment, with several developers acquiring these lands or entering joint development agreements to build high-end residential and mixed-use projects. This has given large-format developers unusually large contiguous land parcels close to the city centre — a rarity in built-out West Bangalore.
Demand-side data backs the momentum too. Citywide, housing demand near metro-connected zones is rising 19%, with Rajajinagar — immediately adjacent to Magadi Road — seeing a 13% rise. Puravankara, which has committed early to the corridor through its Purva Blubelle project, notes that with metro connectivity, improving infrastructure, and a growing professional class moving in, rental yields are healthy with 7–9% appreciation.
Connectivity remains the corridor's biggest selling point for daily commuters. The Magadi Road area is highly accessible to some of the most important city areas, including Rajajinagar, Chickpet, Malleshwaram, and Majestic. For industrial and manufacturing workers, its closeness to Peenya, Bidadi, and Tumkur areas has substantially boosted the demand for housing.
On the ground, Puravankara's Purva Blubelle illustrates how the corridor's positioning is shifting from affordable-industrial to premium-residential. The project is located next to Magadi Road Metro Station, with GT World Mall 850m away and KSR Bengaluru City Junction 1.5km away. It features twin towers of 31/32 storeys, representing a significant architectural achievement in the area. Built on a site of over 3.85 acres with more than 80 percent open space and 17 garden areas, the project combines luxury with nature.
For homebuyers, the takeaway is straightforward: a corridor that was under-the-radar two years ago is now compounding value quickly on the back of real, funded infrastructure — not just speculation. Ongoing road widening projects and improved access to major arterial roads have significantly boosted the corridor's attractiveness, driving up land values. Buyers evaluating Magadi Road today should weigh entry price against the corridor's still-affordable positioning relative to central Bangalore, while factoring in the multi-year timelines typical of large infrastructure works like the skydeck and expressway link.
