Airport corridor growth and metro expansion are redrawing North Bangalore's real estate map.
North Bangalore has moved from being a distant airport road to the city's most closely watched growth corridor. For most of the last two decades, the Bengaluru property story was written in the south and the east, while the north beyond Hebbal and out toward Devanahalli was the airport road used twice a year. That has changed completely, with the conversation around this belt now among the most active in the city, driven by a cluster of infrastructure and economic developments.
The headline driver is metro connectivity. The Blue Line, running from Central Silk Board to Krishnarajapura with an airport extension, is expected to open in December 2026. North Bangalore, close to the airport and set to be linked by metro rail lines, is emerging as a new real estate destination, with Hebbal in particular poised to become a prominent urban centre as the Blue Line and Phase 3 extensions take shape. Further out along the airport belt, the Doddajala Station, which is 95% complete, is set to become a main hub for the Bagalur-Attur area.
Road infrastructure has already caught up in parts of the corridor. The Satellite Town Ring Road stretch from Dobbaspet to Doddaballapur to Hoskote is now fully open, and officials have moved 40% of heavy truck traffic away from residential stretches, cutting noise and improving air quality in areas like Yelahanka. A parallel rail project is also in the works: the Suburban Rail Sampige Line, a 41 km corridor, will connect the city centre to the airport in about 15 minutes once operational.
These projects are not happening in isolation. Combined with the KIADB Aerospace Park, the airport's second runway and Terminal 2, the proposed airport metro, and the Satellite Town Ring Road, Devanahalli and North Bangalore are turning into one of the most watched land and plot markets in the country. Employment is following the infrastructure: aerospace, manufacturing, and technology investment around the airport belt continue to anchor housing demand with steady employment rather than short-term sentiment.
The price data already reflects this shift. Prices across North Bangalore have risen between 15 and 20 percent year-on-year in the faster-growing pockets, with the Devanahalli belt seeing some of the sharpest movement in Bangalore's plotted development segment. Market analysts see this as a familiar pattern repeating. Metro connectivity in Bangalore tends to drive measurable, sustained appreciation in the micro-markets it reaches, and that cycle typically begins well before the line actually opens.
For homebuyers, the practical takeaway is to separate announcements from construction. Infrastructure is the most useful signal precisely because it is observable and slow-moving — a road or metro line is either being built or it is not, and a buyer who tracks actual construction rather than announcements gets a steadier read on where the belt is heading.
Puravankara has expanded its North Bangalore footprint in step with this corridor. Northern Lights by Puravankara is located in Bagalur, near the KIADB Aerospace Park corridor, with strong connectivity to Hebbal, Jakkur, and Devanahalli. Other projects such as Purva Aerocity in Chikkajala and Purva Celestial on International Airport Road extend the developer's presence along the same growth axis, positioning buyers to benefit as the metro, STRR, and suburban rail come online over the next few years.
As with any infrastructure-led market, timelines matter more than headlines. Buyers evaluating North Bangalore in 2026 should track physical construction progress on the Blue Line and STRR, verify RERA status of shortlisted projects, and weigh commute-time gains against current entry prices before deciding where in the corridor to buy.
