Purva Land unveils a 120-acre wellness-themed plotted township in Guduvancheri, Chennai.

Purva Land, the plotted development arm of Puravankara Limited, has launched Purva Soukhyam, a new wellness-themed residential plots project in Guduvancheri, Chennai. Part of a roughly 120-acre development, this marks Purva Land's largest project in the city, positioning Guduvancheri as the newest growth corridor for planned residential plots in South Chennai.
The larger development will comprise more than 2,200 plots, ranging from approximately 600 sq. ft. to 5,000 sq. ft., catering to a wide spectrum of homebuyers. Notably, around 80% of the plots fall in the 800 to 1,800 sq. ft. range, reflecting the developer's focus on the mid-segment buyer looking to build a customised home rather than invest in oversized parcels. The township is backed by 35-plus amenities, including a 30,000 sq. ft. clubhouse, positioning it as a full-fledged wellness destination rather than a standalone plotted layout.
Speaking at the launch, Abhishek Kapoor, Group CEO of Puravankara Limited, said the project "marks a paradigm shift in the plotted development space in Chennai," adding that its wellness-focused amenities, sustainable design, and integration with nature are intended to enhance residents' quality of life. The launch event, held in Chennai, was also addressed by Praveer Gill, Business Head of Purva Land, who presented the company's nearly five-decade legacy and detailed the concept-based design philosophy behind Purva Soukhyam.
The project is registered under Tamil Nadu RERA with registration numbers TN/35/Layout/4355/2023 and TN/35/Layout/4356/2023, and possession is slated for December 2027. This gives buyers regulatory clarity from day one, an important factor for plot buyers who often worry about title and approval delays in peripheral micro-markets.
Location is a key part of the project's pitch. Guduvancheri sits close to Tambaram and the GST Road corridor, with the development connecting to GST Road via Nellikuppam Road. The site is also positioned within a 25-minute drive of landmarks such as Vandalur Zoo and VIT Chennai, giving residents access to established social infrastructure, including schools, hospitals, and retail hubs, while retaining a quieter, suburban setting.
The launch comes amid a broader uptick in demand for plotted developments across Indian cities. Industry commentary accompanying the launch noted that post-pandemic demand for plotted developments has been rising nationally, driven by buyers' preference for open spaces, custom home designs, and dedicated outdoor or work-from-home areas. Puravankara's own research points to a similar trend in Chennai specifically, with residential plot enquiries increasingly dominated by end-users rather than pure investors, and greater transparency around DTCP/CMDA approvals drawing buyers, including NRIs, back into the segment.
Purva Soukhyam is not Puravankara's first themed plotted launch in the city. The company had earlier rolled out Purva Raagam, a music-themed plotted development in Thirumazhisai, spread across roughly 33 acres with about 665 plots. With Purva Soukhyam, Puravankara is scaling up this concept-led approach to plotted development in Chennai, betting on wellness as the differentiator in a market where plot supply is increasingly constrained and land banks in well-connected suburbs are shrinking.
For homebuyers evaluating Purva Soukhyam, the combination of a large master-planned layout, RERA registration, extensive amenities, and a developer with a near five-decade track record makes it a project worth shortlisting, particularly for those who prioritise the flexibility of building a custom home over a ready-built unit.
