On March 25, 2026, Puravankara announced an ambitious expansion plan to launch 30 projects over the next 24 months across South India and Mumbai, comprising 51.14 million sq.ft of developable area with an estimated gross development value (GDV) of over ₹55,000 crore. The company stated that a large portion of these projects are already in the approval stage, while the rest are in the design phase.
This announcement marks a significant milestone for the 50-year-old developer and reflects strong market confidence amid sustained housing demand. Puravankara's near-term pipeline, valued at ₹35,636 crore, translates to roughly 33 million square feet of launches over the next 30 months, with around 25 million square feet concentrated in southern markets and the remainder in the West. Nearly 70 to 75 per cent of project costs, largely land, have already been incurred, reducing execution risk for upcoming launches.
The timing of this expansion aligns with broader market tailwinds. India's residential real estate enters 2026 with structural strength as urbanisation, infrastructure spending, rising incomes and green housing anchor long-term demand, backed by rapid urbanisation, sustained investment in infrastructure, growing household incomes, and evolving lifestyle preferences. The urban population is expected to exceed 40% by 2030, rising from approximately 36–37% in 2024, reflecting a steady increase in city-based demand for housing and infrastructure.
As of nine months to fiscal 2026, the company reported pre-sales of ₹38.59 billion and customer collections of ₹30.45 billion, reflecting sustained demand and healthy momentum. The company recorded its highest-ever annual sales of ₹7,407 crore in FY26, up 55% over FY25, with sales guidance for FY 2026-27 set at ₹11,200 crore across Southern and Western regions.
A large portion of necessary land has been secured, with acquisition costs already paid, easing immediate capital spending for new projects. The pipeline is expected to generate around eight million man-days of direct employment annually and to boost over 250 ancillary industries linked to the real estate ecosystem. CEO – South, Mallanna Sasalu, added that the upcoming projects are being conceptualised as integrated communities rather than standalone developments.
While execution risks persist, the expansion reflects developer confidence in India's long-term housing fundamentals. The sector faces challenges such as increasing raw material costs and fluctuating interest rates affecting buyer affordability, and Puravankara's large pipeline will require careful management to navigate potential supply chain issues and shifts in market sentiment. Successful execution of these 30 projects will cement Puravankara's position as a multi-market residential powerhouse and provide hombuyers with substantial new options in high-demand corridors.
