Strong Q1 FY27 sales and collections drive a sharp rally in Puravankara shares.
Puravankara Limited's stock has been on a tear through 2026, and the latest leg of the rally came in mid-July after the Bengaluru-based developer released its Q1 FY27 business update. Puravankara surged 14.64% to Rs 223.50 after the real estate developer reported a 28% year-on-year increase in pre-sales to Rs 1,439 crore in Q1 FY27. By intraday trade, the move extended further, with the stock climbing as much as 14.55% during intraday trade to touch a high of ₹261.80, making it one of the top gainers in the real estate sector.
The numbers behind the rally were broad-based. Customer collections climbed 40% YoY to Rs 1,199 crore during the quarter, reflecting sustained customer confidence and strong execution of delivery timelines. The sales area stood at 1.36 million square feet in Q1 FY27, up 9% compared with the corresponding quarter last year, while average realisation improved 18% YoY to Rs 10,589 per sq ft. The company also continued to deliver on committed projects, with Puravankara handing over 745 homes, totaling 0.94 msft during the quarter.
Alongside the operational update, Puravankara sharpened its balance sheet through a large asset sale. Puravankara entered into a definitive agreement with ICICI Prudential AMC for the sale of its commercial property, Purva Zentech, in Bengaluru, valuing the asset at an enterprise value of ₹625.94 crore, with the company set to receive ₹145 crore through the sale of shares of the special purpose vehicle. The company also stayed active on land acquisition, with four land transactions during Q1 FY27, spanning approximately 41.93 acres, with a cumulative development potential of around 4.23 msf and a total estimated gross development value of ₹5,200 crore.
Management struck a confident tone on the outlook for the rest of the fiscal year. Managing Director Ashish Puravankara said "Q1 FY27 marks a strong start to the year and reaffirms the resilience and depth of our business strategy." The company reiterated that with this strong start to the year, it remains firmly on track to achieve its FY27 sales guidance of ₹11,200 crore across the Southern and Western regions.
This July surge was not an isolated event but part of a longer pattern of stock-specific outperformance through 2026. Earlier in the year, Puravankara Limited's stock surged 17.28% to an intraday high of ₹229 on Monday, April 13, 2026, after a strong Q4 FY26 operational update, in which the company reported its highest-ever quarterly pre-sales at ₹3,547 crore, up 190% year-on-year. In January, Puravankara shares jumped sharply by more than 12 percent after the company reported strong third-quarter results, reversing a recent slump in the realty stock and renewing investor confidence in the sector.
The stock's outperformance relative to the broader realty pack has been notable on several trading sessions this year. On one occasion in April, the Sensex advanced 3.72%, yet Puravankara Ltd outpaced the market with a 7.65% gain, reaching an intraday peak of Rs 185.75, a 1.61-percentage-point outperformance over the Realty sector's 6.04% rise. A few days later, the divergence was even sharper: the Sensex advanced 0.94%, yet Puravankara Ltd outpaced the broader market with a 7.14% gain, reaching an intraday high of Rs 198.9, a 4.66 percentage-point outperformance over the Realty sector.
Despite the sharp rallies, analysts caution that valuation metrics deserve scrutiny. Despite Puravankara's strong operational performance, its valuation metrics tell a different story — as of April 2026, the company had a negative Price-to-Earnings ratio of -27.0 TTM, meaning it wasn't currently profitable on a per-share basis, or was reinvesting heavily for future growth. That said, profitability has since improved meaningfully: on a consolidated basis, Puravankara reported net profit of Rs 113.24 crore in Q4 March 2026 as against a net loss of Rs 85.82 crore in Q4 March 2025, while net sales surged 177.33% YoY to Rs 1,501.92 crore.
For homebuyers, this rally is more than a stock market headline — it reflects real demand momentum in Puravankara's residential portfolio. Rising average price realisations (up 18% YoY) suggest the company's premium and mid-segment launches are commanding stronger pricing, while a growing land bank — including a Rs 24,000 crore launch pipeline to boost growth, with the company targeting Rs 11,200 crore in sales — points to a steady stream of new project launches across Bengaluru, Mumbai, and other key markets over the next few years. Buyers evaluating a Puravankara property today are essentially betting on a developer whose execution track record and balance-sheet strength have visibly improved through FY26 and into FY27, even as the stock itself remains volatile on a session-to-session basis.
