Bengaluru's largest developer stakes its claim in India's costliest residential address.
Puravankara Limited has made its first move into South Mumbai's ultra-luxury residential belt, and the signal is unmistakable. Bengaluru-based realtor Puravankara has acquired the redevelopment rights of Miami Apartments at Breach Candy. The society sits on a compact but extraordinarily valuable plot, and spread over about 2,000 square metres of land, this marks the developer's entry into the uber-luxury South Mumbai market, where rates are estimated in the range of Rs 1,25,000 and Rs 1,40,000 per square foot.
For a developer historically associated with Bengaluru and mid-to-premium housing, this is a deliberate repositioning. This marks Puravankara's first foray into the lucrative south Mumbai micro-market, known for its prime real estate and high property values, and signals a broader push by the company to establish itself in Mumbai's competitive real estate landscape, particularly in high-end residential projects. Announcing the deal, Ashish Puravankara, MD, Puravankara Limited, said, "Our entry into South Mumbai with the redevelopment of Miami Apartments at Breach Candy marks a significant milestone."
The Breach Candy move was not an isolated transaction. On the same day, the company expanded its Mumbai footprint further west. The company has expanded its footprint in Lokhandwala, Andheri West, where it previously acquired redevelopment rights for two societies on 3 acres of land in November 2023, and has now been chosen as the preferred developer for an additional 1.3 acres, forming a 4.3-acre project, with market rates estimated between Rs 40,000 and 45,000 per square foot. Speaking on the combined strategy, Rajat Rastogi, CEO - West & Commercial Assets, Puravankara Limited, said the addition of new redevelopment projects in Breach Candy and Andheri West strengthens the company's Mumbai portfolio and highlights its growing role in the city's real estate transformation, adding that Puravankara will continue to focus on acquiring marquee assets in MMR and Pune.
The South Mumbai bet has since deepened. Months after Breach Candy, Puravankara secured a second, even larger redevelopment in the same micro-belt. The company revealed that a newly acquired project spans across 1.43 acres of prime land in South Mumbai's coveted Malabar Hill district, through its wholly-owned subsidiary Purva Blue Agate Pvt Ltd, with the project estimated to generate a Gross Development Value of Rs 2,700 crore. The development is expected to unlock approximately 0.7 million square feet of luxury residential space, catering to both existing society members and high-end buyers in the premium housing segment.
Industry watchers see a pattern rather than a one-off deal. Industry experts noted that the acquisition represents Puravankara's strategic focus on Mumbai's luxury real estate market, which has shown consistent growth in recent quarters. Real estate experts suggested that Puravankara's entry into Malabar Hill's ultra-luxury redevelopment segment significantly strengthens its credentials in a category previously dominated by a handful of legacy South Mumbai developers.
At Breach Candy itself, early project positioning underlines the ultra-premium intent. The signature project offers 3 BHK and 4 BHK ultra-premium luxury apartments redefining the standards of luxury living. Breach Candy is renowned for its scenic views of the Arabian Sea, proximity to major landmarks, and elite residential and commercial infrastructure, and is home to some of Mumbai's most prominent personalities, making it an iconic address. Location advantages extend beyond prestige: the area is well-connected through major roads such as Peddar Road, Bhulabhai Desai Road, and Nepean Sea Road, with Grand Road and Mumbai Central railway stations nearby, and Mumbai's Chhatrapati Shivaji International Airport also within easy reach.
For homebuyers and investors tracking Mumbai's redevelopment cycle, Puravankara's approach is instructive. Rather than land acquisition through open bidding, the company is entering via society redevelopment rights — a route that lets it tap prime addresses without the steep upfront land cost of an outright purchase, while offering existing residents modern rebuilt homes. The organisation maintains a substantial land bank of around 30 million square feet with ongoing projects totaling 35.75 million square feet, and operates through multiple brands including Puravankara for premium segments, Provident Housing for mid-income buyers, and Purva Land for plotted developments. With Breach Candy, Malabar Hill and Lokhandwala now anchoring its Mumbai portfolio, the developer's South Mumbai luxury ambitions look set to shape one of the city's most closely watched redevelopment stories over the coming years.
