Puravankara Malabar Hill Mumbai marks the developer's second major redevelopment in South Mumbai after Miami Apartments at Breach Candy. Puravankara Limited, through its wholly owned subsidiary Purva Blue Agate Pvt Ltd, has acquired the redevelopment rights of a residential society in South Mumbai's Malabar Hill. The society spans 1.43 acres and offers a development potential of about 0.7 million sq ft, carrying a gross development value (GDV) of INR 2,700 crore.
The redevelopment will replace an existing housing society with new towers, giving existing residents upgraded homes while creating fresh inventory for sale. This 1.43-acre project offers a development potential of 0.7 million square feet, providing new, premium homes for existing residents while also creating a substantial portion for sale. The company has said that this project will be positioned in the luxury housing segment, in line with the premium nature of the Malabar Hill micro-market.
Malabar Hill has long been synonymous with old-money prestige, and Puravankara's entry here builds on a fast-growing Mumbai redevelopment pipeline. Located in one of Mumbai's most expensive and land-constrained neighbourhoods, the society's redevelopment marks Puravankara's second entry into South Mumbai, following its earlier acquisition of redevelopment rights at the Miami Apartments in Breach Candy. Over the last two years, Puravankara has steadily built a strong redevelopment pipeline with projects in Breach Candy, Pali Hill, and Lokhandwala. Together, these developments increase Puravankara's Mumbai portfolio to 4.25 million sq ft with an overall GDV potential of INR 10,500 crore.
As a redevelopment project announced in late 2025, detailed unit specifications, pricing and RERA registration are yet to be released. At present, Puravankara Malabar Hill is in its early stage, and the RERA number and possession date are yet to be announced. Buyers can register interest ahead of the formal launch to get early access to floor plans and pricing.
