Blue Line metro progress is reshaping connectivity for North Bangalore's airport corridor.
The Namma Metro Blue Line, also known as the ORR-Airport Metro Line, is one of Bengaluru's most closely watched infrastructure projects for homebuyers in the north. Officially known as the Blue Line or ORR-Airport Metro Line, this line is strategically designed to ensure faster, greener, and more efficient connectivity between the city and Kempegowda International Airport. Stretching across 58.19 kilometers and housing 32 key metro stations, the Blue Line is poised to be the most impactful corridor in the metro ecosystem.
The line is being built in two phases. The 37 km Phase 2B project is an under-construction airport-link section of the Blue Line from Bengaluru city to Kempegowda International Airport in Devanahalli with 17 stations. As of mid-2026, progress has picked up but timelines have shifted more than once. Bengaluru's Blue Line corridor along the Outer Ring Road is expected to commence trial operations likely in October 2026, with test runs planned between KR Pura and Marathahalli. Geography helps explain the interest. Chikkajala is a village in North Bangalore's urban district, near Devanahalli on NH 44, which offers excellent connectivity to Bangalore Airport. The drive from Chikkajala to the airport is roughly 9.8 km via NH 44 and Airport Approach Road, taking around 14 minutes. Once the metro is operational, that access point gets a second, congestion-free option alongside the road network. The current 40-90 minute taxi or bus ride from the city will be replaced by a reliable, affordable metro connection once Phase 2B opens, easing the chronic congestion IT workers currently face along the corridor.

Chikkajala has three confirmed appreciation drivers: existing employment at KIADB Aerospace Park with over 50,000 professionals, the Blue Line Metro Phase 2B station roughly 1.8 km away targeted for 2027-28, and limited residential supply within the KIADB SEZ boundary pushing demand outward to Chikkajala. Some brokers point to comparable micro-markets as a preview of what could follow: comparable projects inside the Aerospace Park have appreciated 90-110% from their 2021 launch to 2026 resale. Broader corridor data supports the trend too — the Chikkajala real estate market is progressing steadily without speculative spikes, offering structured appreciation supported by airport expansion and metro connectivity compared to saturated city zones.
Puravankara has an active footprint in this exact belt. Purva Aerocity, a pre-launch high-rise on Vidya Nagar Cross Road in Chikkajala, sits close to Devanahalli and the airport corridor discussed above. Independent broker research places it at a 7-acre address planned as a single 2B+G+21 high-rise housing 300 apartments across 2 BHK, 3 BHK, and 3.5 BHK configurations, priced from around ₹1.29 Cr and targeted at airport-corridor professionals and North Bengaluru investors. A short distance away, inside the KIADB Aerospace Park itself, Puravankara's larger Purva Northern Lights township adds scale to the corridor story — a joint development with KVN Group spanning 2,973 units across 25 acres, RERA-registered in March 2026.
For homebuyers evaluating this stretch of North Bangalore, the takeaway is straightforward: the Blue Line's airport extension is real, funded, and under active construction, but its exact opening date has moved before and could move again. Buyers weighing Chikkajala or Devanahalli should treat the metro as a medium-term upside rather than an immediate amenity, while relying on the existing NH 44 highway link, proximity to Kempegowda International Airport, and the area's expanding employment base as the more certain, present-day value drivers.
