Cabinet-approved corridors bring metro rail closer to North Bengaluru's fastest-growing residential belt.
The Union Cabinet's approval of Bengaluru Metro Phase 3 marks one of the biggest infrastructure decisions for the city in recent years. The Union Cabinet approved the Phase-3 of Bangalore Metro Rail Project with two elevated corridors for a length of 44.65 Km with 31 stations, with Corridor-1 running from JP Nagar 4th Phase to Kempapura along Outer Ring Road West for 32.15 Km with 22 stations, and Corridor-2 from Hosahalli to Kadabagere along Magadi Road for 12.50 Km with 9 stations. The total completion cost of the project is Rs.15,611 crore.
For North Bengaluru specifically, the story is about the Orange Line's northern terminus. The 32.15km Orange Line will run from J P Nagar 4th Phase in the south to Kempapura in the north along the western stretch of Outer Ring Road. This corridor does not stand alone — it plugs directly into the city's existing network. The Orange and Blue lines will provide complete metro coverage around the entire Outer Ring Road, creating a full corridor encircling the city. Interchange stations on the Orange Line include J P Nagar 4th Phase, J P Nagar, Mysore Road, Sumanahalli Cross, and Hebbal, which link with the Pink, Green, Purple, Grey, and Blue lines. The Hebbal interchange is the key node for North Bengaluru residents, since it ties into the airport-bound Blue Line.
North Bengaluru's connectivity story gets a further boost from a parallel project. Bangalore Metro Phase 3A refers to the proposed Sarjapur-Hebbal Red Line, which received Karnataka government sanction in December 2024 and is awaiting Union government clearance following design and cost revisions. The Karnataka Cabinet has approved the 36.59 km Sarjapur-Hebbal metro corridor under Phase-3A of Bengaluru Metro, with 14 underground and 15 elevated stations. Together, Phase 3's Hebbal interchange and Phase 3A's Sarjapur-Hebbal line position Hebbal as one of the city's most connected multi-modal hubs over the next decade.
On execution, the project has moved past paperwork and into ground work. Phase 3 received Union Cabinet approval on 16 August 2024, and its foundation was laid on 10 August 2025. In 2026, Namma Metro Phase 3 moved into procurement, with BMRCL issuing 3 civil tenders valued at ₹4187 crore. Phase 3 of Bangalore Metro has a target opening of 2029 as per the Union Cabinet approval note, though officials continue to fine-tune alignments — a recent revision near Goraguntepalya Junction was approved to ease congestion and cut costs. Namma Metro decided to trim its 32.15-km elevated corridor between JP Nagar 4th Phase and Kempapura by about 200 metres, with the revised alignment expected to reduce project costs by Rs 669 crore.
Speaking after the Cabinet clearance, the Union government framed the project's larger purpose. Information and Broadcasting Minister Ashwini Vaishnaw said Metro Rail is an efficient alternate to road transport, and Phase-3 as an extension of the network is expected to alleviate traffic congestion in the city. For commuters along Bellary Road, Hennur Road, and the Aerospace Park belt, that congestion relief is a daily concern the corridor directly addresses.
The real estate impact is already visible on the ground. North Bengaluru's Bagalur Road and Aerospace Park corridor — home to Puravankara's newer launches — sits close to the NH-44 and STRR network that the metro expansion complements. In 2026, new launches in the Bagalur Road and Aerospace Park corridor are seeing the strongest demand because of low base prices and high appreciation potential. Analysts tracking the belt note that the integration of the Peripheral Ring Road with Bellary Road (NH-44) has effectively solved the "Hebbal Bottleneck." With Metro Phase 3 and 3A layered on top of this road upgrade, Hebbal and its surrounding micro-markets stand to gain compounding connectivity benefits over the next five years.
For homebuyers evaluating North Bengaluru today, Phase 3 is a medium-term signal rather than an immediate amenity — commissioning is targeted for 2029. But large infrastructure approvals of this scale typically start influencing land values and project launches well before the first train runs, which is why developers including Puravankara continue to expand their North Bengaluru pipeline along the Bagalur Road, Hennur, and Devanahalli stretches that sit closest to the upcoming Hebbal interchange.
