High-speed connectivity reshapes Golf Course Extension Road's value proposition.
The Golf Course Extension Road is set to undergo a major revamp as the Gurugram Metropolitan Development Authority prepares to transform one of the city's most critical transit corridors into a high-tech eight-lane highway. The multi-million dollar infrastructure project aims to eliminate chronic traffic congestion and drastically reduce travel time for thousands of commuters.
The arterial stretch, which connects Sohna Road to Golf Course Road, serves as a vital link for residents in Sector 58 through Sector 67 and provides a primary route for travellers heading toward Faridabad. According to officials, the tender process is complete and the construction agency has been mobilised, with ground-level work scheduled to begin next week. The redesign will feature clear directional signage throughout the stretch and the development of a green belt along the corridor to enhance the local environment.
Beyond improving mobility, urban planners expect the project to establish Golf Course Extension Road as a premier lifeline for Gurugram, likely triggering a significant increase in real estate values for surrounding commercial and residential properties. Transaction value on Golf Course Extension Road rose an extraordinary 379% between 2024 and 2025, from ₹693 crore to ₹3,319 crore.
Golf Course Extension Road (GCER) has emerged as one of Gurugram's most active luxury residential corridors, supported by infrastructure upgrades, improved connectivity and sustained demand from end-users and investors. The corridor has witnessed strong price appreciation across premium housing projects, with limited land availability and growing buyer preference for larger, amenity-rich homes contributing to value growth.
According to MagicBricks reports, in Q1' 2026, the average residential property price on Golf Course Extension Road was about ₹18,887 per Sq.Ft., while premium properties sold for over ₹22,821 per Sq.Ft. Tier-1 institutional players including DLF, Elan, and M3M control the majority of GCER.
This corridor upgrade arrives amid a broader expansion in Gurugram's infrastructure. Among the most significant announcements is a 14-kilometre elevated road corridor connecting Ghata to NH-48 via Vatika Chowk, with an estimated cost of nearly ₹2,900 crore, expected to ease the movement of traffic along one of the busiest stretches in the city. For homebuyers and investors, the GCER eight-lane upgrade signals strengthened fundamentals in a micro-market already experiencing premiumisation and institutional validation.
