The Chennai Peripheral Ring Road (CPRR) is the bigger of the two projects by scale. Housing sales near the Kilambakkam bus terminus have risen 8% year-on-year, and South Chennai leads with the highest residential demand growth among the city's submarkets. Demand isn't limited to apartments either — villas and plots are gaining traction in verdant areas like Pudupakkam and Kelambakkam, offering spacious living with metro access. Kelambakkam acts as a junction point connecting OMR, ECR (East Coast Road), and GST Road, which keeps it relevant to buyers working across the IT corridor as well as those wanting proximity to the coast.
The broader city context supports this trajectory. According to recent surveys, Chennai city will have a population of 15 million people by 2030, up from around 12 million in 2023. As the city's core densifies, peripheral nodes like Kelambakkam are absorbing a growing share of new households. While areas like OMR and ECR usually steal the spotlight, Kelambakkam has quietly transformed into one of the most promising property destinations in the city over the past few years.
Developers have responded accordingly. Puravankara has an established presence in the micro-market through Purva Swanlake, a ready-to-move development, and has followed it up with Puravankara South Bay, a mixed residential and plotted project positioned to capture the next wave of demand as Ring Road and metro construction progress. For buyers, the combination of near-term connectivity upgrades and multi-year infrastructure delivery timelines makes Kelambakkam a corridor worth tracking rather than a finished growth story — the bulk of the transit and highway benefits are still ahead, not behind.
For homebuyers evaluating Kelambakkam today, the practical takeaway is timing. Ring Road completion is pegged to December 2026 and the metro link to 2027-2028, which means early buyers are entering ahead of the infrastructure curve rather than after it — historically the phase when price appreciation in Chennai's growth corridors has been steepest.
