Puravankara's mid-market arm scales up its airport corridor footprint with new land and launches.
Provident Housing, the mid-market residential brand of Puravankara Limited, is steadily expanding its presence in the Devanahalli airport corridor, one of Bangalore's fastest-moving real estate micro-markets. The brand's flagship project in the belt, Provident Deansgate on IVC Road, has already set the tone with a Manchester-themed villament concept that has drawn strong buyer interest since its 2023 launch.

Analysts tracking land values note that North Bangalore's Devanahalli belt has been the city's fastest moving land story, with Shettigere land jumping from around Rs 4,500 per square foot in 2024 to between Rs 7,000 and Rs 9,600 in 2026, powered by the airport, the Foxconn plant employing tens of thousands, and the Doddajala metro due by 2028 to 2029. Infrastructure catalysts are stacking up fast, with the upcoming Blue Line Metro airport extension (Phase 2B), expected to be operational by June 2026, covering a 17-station route from KR Puram to Kempegowda International Airport that will include the crucial Doddajala Metro Station.
Manufacturing investment is also reshaping demand fundamentals in the belt. Reports on the Foxconn facility note that Foxconn commenced operations of iPhone 17 production at a new facility in Devanahalli in August 2025, and the factory already employs 30,000 people, with a target of 50,000 employees by the end of the year. This scale of direct employment, alongside allied investments from SAP and Wistron, is translating into steady housing demand across price bands that developers like Provident are positioning to capture.
