Pune's most-awaited infrastructure project has arrived. Metro Line 3, officially the Hinjewadi–Shivajinagar Metro Corridor, is a 23.3 km elevated rapid transit line with 23 stations connecting the IT hub of Hinjewadi to the District Court in Shivajinagar. The line is being developed as an entirely elevated corridor under a Public Private Partnership involving PMRDA, the Tata Group and Pune IT City Metro Rail Limited, and this Rs 8,100 crore project connects Pune's tech hub directly to the city center.
The rollout has been closely watched by homebuyers and investors alike. A key technical trial run was conducted on 8 January between Maan Depot and University Chowk, followed by phased passenger operations. The Hinjewadi–Shivajinagar Metro Line was expected to start operations by March 2026, with authorities directing the implementing agency to begin passenger services by March 31, 2026. By July 2026, Metro Line 3 became fully operational, connecting the Hinjewadi depot end all the way through to the city centre.

Either way, the pattern is consistent: walkable metro access is now a primary filter for buyers searching in West Pune.
The long-term outlook adds further weight to current decisions. The Pune Metropolitan Region Development Authority has projected a potential asset value increase of ₹5,000–7,000 crore along the corridor by 2027, underlining that this is as much an economic catalyst as a transit upgrade. Rental markets are moving in step too — in Hinjewadi, rental demand has jumped 57% over three years, with a 2 BHK that once rented at ₹17,000 now fetching ₹28,000.
The ripple effects extend beyond the immediate metro stations. Combined with the PMRDA Skyway and the upcoming Inner Ring Road, western Pune's infrastructure development is entering a new chapter that will reshape property demand across Hinjewadi Phase 1, 2 and 3, Wakad, Baner, and Balewadi for the decade ahead. For homebuyers evaluating West Pune today, the corridor offers a rare combination: infrastructure that has actually been delivered, commute times that have measurably dropped, and price growth that is still in its early-to-mid stage rather than fully priced in.
Developers have responded accordingly. Puravankara's presence in Hinjewadi, including its plotted development in the locality, positions it within one of the most closely watched growth belts in the city — an area where connectivity, not just location, is now the primary driver of property value.
