Puravankara's FY27 Investment Push and the Delhi-NCR Question

Bengaluru-headquartered Puravankara Limited has laid out one of its most aggressive growth plans in recent years for FY27, even as speculation continues around a long-rumoured entry into the Delhi-NCR market. Puravankara plans to invest up to Rs 2,000 crore in FY27 as it expands launches across southern India and Mumbai amid stable housing demand, deploying about Rs 1,500-2,000 crore in land acquisitions and project launches despite geopolitical tensions keeping input-cost inflation on developers' radar.

The capital deployment is being funded largely without external stress. CEO-South Mallanna Sasalu told Business Standard that the company is not looking to raise stressed or operational capital, and that its internal cash flow remains strong enough to fund expansion and operational expenses. On the ground, this translates into a wide launch calendar: close to 13 project launches in Bengaluru (Phase 1), one in Mangaluru (Phase 1), three in Kochi (Phase 1), two in Chennai (Phase 1 and 2), one in Coimbatore, and multiple launches in Mumbai during FY27. Most upcoming developments will be residential apartment projects, with a limited number of plotted developments.

On the sales side, the company has set a clear bar for itself. For FY27, the company has guided for pre-sales of Rs 11,200 crore and plans to sell nearly 10.74 million square feet. Management is betting on continuity rather than a fresh boom. Puravankara currently sees stable demand across Bengaluru, Chennai and Kochi in the mid-premium residential and commercial segments, with the post-pandemic boom seen between 2022 and 2025 having settled while demand remains strong, supported by ongoing job creation and healthy office space absorption in Bengaluru.

The Delhi-NCR story, however, is older and more cautious than the FY27 headline numbers suggest. Puravankara Ltd expects the western markets of Mumbai and Pune to account for 40% of its business in value terms over time even as the real estate developer has also set its sights on the Delhi-NCR market. Group CEO Abhishek Kapoor had flagged this ambition as early as January 2024, noting that Mumbai and Pune are expected to catch up in sales numbers, with up to 40% of business in value terms coming from the west over time simply because of Mumbai's higher per-square-foot value, while southern markets continue to dominate in terms of square footage. Two years on, that NCR ambition remains largely at the exploratory stage. Independent market trackers note that Puravankara has no RERA registration in Noida as of 2026, with its announced pipeline focused on South India and Mumbai rather than NCR.

What is concrete, instead, is the pace of land acquisition in the company's core markets. In North Bengaluru's airport corridor, Puravankara Limited has acquired a 9.73-acre land parcel at Sanna Ammanikere with a development potential of approximately 0.89 million sq ft and an estimated gross development value of Rs 800 crore. This followed a larger bet in the south of the city, where the company acquired a 53.5-acre land parcel in Anekal Taluk with a saleable area of 6.4 million sq ft and a potential GDV of over Rs 4,800 crore. A joint development in the east added further scale: Puravankara signed a JDA for a 6.4-acre land parcel in Sarjapur, Bengaluru, with a saleable area of approximately 0.8 million sq ft and an estimated GDV of Rs 1,000 crore.

Recent launches back up the investment thesis. Puravankara KVN has received registration from Karnataka RERA for its 'Northern Lights' residential project in Bengaluru's Hitech, Defense and Aerospace Park, with the three-phase project launched on March 14, 2026. In Mumbai, the company's western-market push also progressed, with Puravankara Limited securing RERA registration for its residential project 'Miami By Purva' in Mumbai, effective June 18, 2026.

For homebuyers, the takeaway is twofold. Puravankara's FY27 capital and launch plans are real and immediate in Bengaluru, Mumbai, Chennai, Kochi, Mangaluru and Coimbatore, backed by an A+ (Stable) credit rating from both ICRA and CRISIL, and analysts project meaningful growth ahead, with revenue expected to grow by 31.9% annually over the next 3 years. The Delhi-NCR entry, by contrast, remains a stated ambition rather than an active launch pipeline — buyers tracking NCR should treat any 'Puravankara NCR' listings with caution until a formal RERA-registered project is announced.
