Puravankara adds 14.57 acres in Mandur-Budigere, strengthening its East Bangalore housing pipeline.
Puravankara Limited has added another site to its East Bangalore pipeline, this time in the Mandur-Budigere corridor. Puravankara Limited has secured a 14.57-acre land parcel in Mandur, Budigere, Bengaluru, with a potential gross development value of Rs 23 billion. Of the total land parcel, 7.92 acres is part of a joint development agreement while 6.65 acres has been acquired by the company. The project has a total saleable area of about 18 lakh sq ft.
Commenting on the transaction, Ashish Puravankara, Managing Director, Puravankara Limited, said this deal is part of the company's ongoing efforts to systematically add high-quality projects to its launch pipeline across strategic micro-markets, reflecting a disciplined approach to growth and a long-term view for the organisation. With this latest acquisition, the company's total landbank-developable area in Bengaluru stands at 25.61 msft.
Mallanna Sasalu, CEO - South at Puravankara, framed the location's appeal for homebuyers. He said the Budigere-Mandur corridor has emerged as an important residential micro-market with significant long-term potential, benefiting from the established commercial ecosystem in North-East Bengaluru, supported by social infrastructure and strong end-user demand, with convenient access to major employment hubs including several Grade-A office parks in Whitefield.
Geographically, the site sits well within Bengaluru's established East corridor. The company said the land parcel is located in Bengaluru's eastern corridor near the Whitefield-Kadugodi micro-market and offers access to Whitefield, KR Puram, ITPL, Outer Ring Road and Kempegowda International Airport, and is also connected to schools, healthcare facilities, residential communities and commercial hubs.
This deal is not an isolated move. Puravankara said it strengthened its Bengaluru development pipeline during FY26 through acquisitions and joint development agreements at Hennur Road, Anekal Taluk, Balagere East Bengaluru and KIADB Hardware Park, with a cumulative estimated gross development value of about Rs 10,400 crore. The momentum has continued into the new financial year: in Q1 FY27, Puravankara announced four land transactions spanning approximately 41.93 acres, with a cumulative development potential of around 4.23 msft and a total estimated GDV of Rs 5,200 crore, of which the Mandur parcel was one deal.
The broader financial backdrop supports this expansion. Puravankara reported pre-sales of Rs 1,439 crore in Q1FY27, marking a 28% YoY growth, with sales area for the quarter at 1.36 million square feet, a 9% increase over the same period last year, while average price realisation improved 18% YoY to Rs 10,589 per sq ft. Management remains confident about the year ahead: the company remains firmly on track to achieve its FY 2026-27 sales guidance of Rs 11,200 crore across the Southern and Western regions.
For homebuyers watching East Bangalore, the timing lines up with a wider shift toward peripheral growth corridors as core zones fill up. Bengaluru's real estate sector has matured significantly, with Whitefield and established South Bengaluru zones commanding premium pricing and facing supply constraints, prompting developers to acquire land in peripheral high-potential zones such as Mandur-Budigere, Anekal and Hoskote, where land remains available at reasonable valuations and buyer demand is robust. The broader East Bengaluru region recorded 5-6% year-on-year capital value appreciation in early 2026, with the Budigere-Mandur belt emerging as an attractive alternative to saturated Whitefield zones.
No RERA number or launch date has been announced yet for the Mandur project. Homebuyers tracking this site should verify registration on the Karnataka RERA portal once Puravankara files for the project, and treat any pre-launch pricing or configuration details circulating online as indicative until an official price list is released.
