Four Bengaluru land deals, one quarter, ₹5,200 crore in future development value.
Puravankara Limited has moved fast on land acquisitions in the first quarter of FY27, announcing four separate Bengaluru transactions between May and June 2026. Together, these deals span approximately 41.93 acres, with a cumulative development potential of around 4.23 msft and a total estimated GDV of Rs 5,200 crore, according to the company's own disclosure. For homebuyers tracking Puravankara's Bengaluru pipeline, this signals a fresh wave of upcoming launches across multiple micro-markets over the next 12 to 24 months.
The first deal, announced on May 25, 2026, was a 14.57-acre parcel in Mandur, Budigere, East Bengaluru, with Puravankara secured a 14.57-acre land parcel located in Mandur, Budigere in Bengaluru with a potential gross development value of around Rs. 2,300 crore. Out of this, 7.92 acres is part of a joint development agreement (JDA), while 6.65 acres has been purchased by Puravankara, and the total saleable area for the entire project will be approximately 1.8 msft. This was followed on June 17 by an outright acquisition at Sanna Ammanikere in the Devanahalli airport corridor of North Bengaluru, where the outright acquisition has a development potential of approximately 0.89 million sq ft, with an estimated gross development value (GDV) of ₹800 crore.
A third parcel came up in Doddagubbi, North Bengaluru, an 11.23-acre JDA carrying a potential GDV of Rs 1,100 crore, and the quarter closed with a 6.4-acre JDA for a residential community in Sarjapur, Bengaluru, with an estimated Gross Development Value (GDV) of Rs 1,000 crore, with a saleable area of approximately 0.8 msft. Sarjapur represents a micro-market where strong end-user demand, improving connectivity, and limited branded supply create a compelling opportunity for value creation, the company noted while announcing the deal.
Commenting on the momentum, Ashish Puravankara, Managing Director, said, "As we pursue our FY27 growth agenda, our focus remains on securing quality land parcels in markets backed by infrastructure, employment density, and sustained homebuyer demand while creating long-term value for our stakeholders." CEO Mallanna Sasalu added that the mix of outright acquisitions and joint development agreements across key Bengaluru micro-markets reflects our calibrated growth strategy, combining scale creation with capital efficiency, and that in Q1FY27 alone, Puravankara announced four land transactions in quick succession, underlining the company's strong business development momentum.
The land spree comes alongside strong operating numbers. Puravankara reported pre-sales of ₹1,439 crore in Q1FY27, marking a 28% YoY growth, while collections rose 40% year-on-year (YoY) to ₹1,199 crore. The company is targeting an annual sales guidance of ₹11,200 crore for FY27 across the Southern and Western regions. Puravankara also completed the handover of 745 homes, covering 0.94 million square feet during the quarter, and separately entered into a definitive agreement with ICICI Prudential AMC to sell its commercial property, 'Purva Zentech', for an enterprise value of ₹625.94 crore, a move expected to provide a significant liquidity boost.
As of March 31, 2026, Puravankara has completed 95 projects totalling ~57 msft across nine cities like Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune, and Goa, with ongoing projects adding up to 36.69 million sq ft. This latest round of Bengaluru acquisitions builds on an already large FY26 base — during FY26, Puravankara strengthened its Bengaluru pipeline through outright acquisitions and JDAs at Hennur Road, Anekal Taluk, Balagere and KIADB Hardware Park, accumulating a cumulative estimated GDV of approximately Rs. 10,400 crore.
For prospective buyers, the immediate takeaway is that new project launches from these four parcels — in Sarjapur, Doddagubbi, Sanna Ammanikere and Mandur — are likely to reach the market in phases over FY27 and FY28, once RERA approvals and design plans are finalised. Buyers eyeing North and East Bengaluru corridors would do well to track these micro-markets closely, given Puravankara's stated focus on infrastructure-backed, employment-dense locations.
