Puravankara adds 14.57 acres near Whitefield-Kadugodi, strengthening its eastern Bengaluru pipeline.
Puravankara Limited has added a significant land parcel to its Bengaluru portfolio, this time near the fast-growing Whitefield-Kadugodi corridor in the city's eastern belt. The company has secured a 14.57-acre parcel in the Mandur-Budigere area, with a projected gross development value (GDV) of around Rs 2,300 crore, marking one of its larger recent moves in the region.
Of the total land, 7.92 acres of the land parcel forms part of a joint development agreement, while the remaining 6.65 acres has been acquired outright. The proposed project area is expected to have a total saleable area of around 1.8 million square feet. The structure — a mix of outright purchase and JDA — reflects a capital-efficient approach that Puravankara has increasingly favoured across its recent Bengaluru transactions.
Geographically, the land parcel is located in the rapidly evolving eastern corridor of Bengaluru near the thriving Whitefield-Kadugodi micro-market, driven by strong infrastructure expansion and sustained IT-led demand. Situated off the Old Madras Road, the location offers convenient access to Whitefield, KR Puram, ITPL, the Outer Ring Road, and key commercial hubs, and provides connectivity to Kempegowda International Airport. Surrounded by reputed schools, healthcare facilities, premium gated communities, and evolving lifestyle infrastructure, the location presents a compelling blend of urban convenience and residential tranquillity.
Commenting on the deal, Ashish Puravankara, Managing Director of the company, said, "This deal is part of our ongoing efforts to systematically add high-quality projects to our launch pipeline across strategic micro-markets." He added that the latest acquisition has taken the company's developable land bank in Bengaluru to 25.61 million square feet.
Mallanna Sasalu, CEO-South at Puravankara, pointed to the long-term potential of the specific micro-market, noting that "The Budigere-Mandur corridor has emerged as an important residential micro-market with significant long-term potential," adding that the area continues to benefit from growing social infrastructure and demand from technology professionals working in Whitefield and nearby office districts.
This deal is not an isolated move. During FY26, Puravankara strengthened its development pipeline in Bengaluru through outright acquisitions and JDAs at Hennur Road, Anekal Taluk, Balagere East Bengaluru and KIADB Hardware Park with a cumulative estimated GDV of approximately Rs 10,400 crore. The company has continued this pace into the current year as well, having also acquired a 9.73-acre land parcel at Sanna Ammanikere in North Bengaluru's fast-developing airport corridor in a separate transaction.
The scale of this expansion sits against a backdrop of strong operational performance. Puravankara Ltd posted sound fourth quarter performance ended March 2026, with a net profit of Rs 111 crore in Q4FY26, a rise of 226 per cent over the same period of last year. The realtor reported a revenue of Rs 1,541 crore, an increase of 173 per cent year-on-year, while sales for the quarter touched a record high of Rs 3,547 crore, up 190 per cent over the same period last year. Company-wide, the company said it has completed 95 projects covering nearly 57 million square feet across nine cities as of March 31, 2026, with a total land bank of approximately 40 million square feet.
For homebuyers, the Mandur-Budigere pocket near Whitefield-Kadugodi is worth watching closely. The corridor's appeal stems from proximity to established IT employment centres without the price intensity of core Whitefield, alongside the connectivity and social infrastructure that comes with being part of Bengaluru's established north-east growth belt. As Puravankara moves from land acquisition toward project planning and eventual launch here, early updates on configurations, pricing, and RERA registration are expected to follow in the coming quarters.
