Union Cabinet Approves Chennai Airport-Kilambakkam Metro Corridor

South Chennai's long-awaited metro connectivity has taken a decisive step forward. The proposed Chennai Metro Rail corridor connecting Chennai International Airport and Kalaignar Centenary Bus Terminus has received approval from the Union Cabinet, according to Chennai Metro Rail Limited. The project has been years in the making, moving through state-level in-principle approval, land survey work, and finally central government clearance.

The corridor itself is substantial in scale. The 15.46-km elevated metro corridor, estimated to cost around ₹9,335 crore, will feature 13 stations and connect several high-density residential, commercial, and transport hubs across South Chennai. Some official communications peg the cost closer to ₹9,000 crore and is seen as a major infrastructure upgrade for Chennai's rapidly developing southern corridor, with minor variance likely reflecting rounding across different project stages.

The alignment threads through some of the city's busiest suburban stretches. Key proposed stations along the route include Chennai Airport, Pallavaram, Chromepet, Tambaram, Perungalathur, Vandalur, Arignar Anna Zoological Park, and Kilambakkam Bus Terminus. This puts the metro directly on top of neighbourhoods that have already seen intense residential development over the past decade.

CMRL's project leadership has been vocal about what this means on the ground. CMRL Project Director T. Archunan said the proposed corridor would significantly improve public transport connectivity between the airport and the newly developed Kilambakkam bus terminus, which has emerged as a major transport hub in southern Chennai. The destination point of the line is no ordinary bus stand either. Spread across 88+ acres and developed at an estimated cost of ₹394 crore, the new bus terminal is designed to be nearly ten times larger than the older Koyambedu terminus, transforming the real estate landscape of South Chennai almost overnight.

Preparatory groundwork is already underway, which typically signals genuine execution intent rather than just paper approval. As part of the preparatory process, Chennai Metro Rail officials are holding consultations with authorities from the airport, National Highways Department, Water Supply Board and other infrastructure agencies to finalise the alignment, station locations and technical requirements for the corridor, and land survey and demarcation work required for the project has already been completed. Even before this cabinet approval, the Tamil Nadu government had authorised preliminary work. An order issued by the Planning, Development and Special Initiatives Department on September 3 authorized CMRL to begin land acquisition, utility shifting, geotechnical investigations, and other pre-construction activities.

For homebuyers and investors, the timing coincides with a locality that is already re-rating. Property values in the belt have jumped roughly 20% since the project was announced, and broader momentum in the corridor is visible too: housing sales near the Kilambakkam bus terminus rose about 8% year-on-year, with South Chennai leading the city in residential demand growth. Industry voices echo this optimism. Mamta Shah, MD & CEO of Urban Infra Group, said the Airport–Kilambakkam Metro Corridor will play a transformative role in improving multimodal connectivity across South Chennai, reflecting a forward-looking approach towards sustainable and integrated urban mobility.

Beyond the metro line itself, the wider GST Road-Vandalur-Kelambakkam belt is seeing coordinated infrastructure upgrades. Flyovers at major junctions including Vandalur, Mannivakkam, and Kelambakkam are elevating traffic flow, alongside upgraded drainage systems and street lighting that bolster safety and resilience during monsoons. Combined with the metro, this positions South Chennai — spanning Pallavaram to Kilambakkam — as one of the city's most closely watched growth corridors over the next five years, with direct implications for anyone evaluating a home purchase in the region today.

Reference & FAQ

What is the Chennai Airport-Kilambakkam metro corridor?
It is a proposed 15.46 km elevated metro line connecting Chennai International Airport to the Kalaignar Centenary Bus Terminus at Kilambakkam, passing through Pallavaram, Chromepet, Tambaram, Perungalathur and Vandalur. The Union Cabinet has approved the corridor, which is estimated to cost around Rs 9,335 crore.
How many stations will the corridor have?
Official reports indicate 13 elevated stations along the 15.46 km stretch, though some later updates cite 12 stations as the alignment is finalised. Key stops include Pallavaram, Chromepet, Tambaram, Perungalathur, Vandalur, Arignar Anna Zoological Park and Kilambakkam.
When will construction begin?
Preparatory work including land survey, demarcation, and consultations with the airport, highways and water authorities is already underway. With Union Cabinet approval now secured, formal construction timelines are expected to be announced by CMRL in the coming months.
Why does this metro corridor matter for homebuyers?
It directly connects South Chennai suburbs to the airport and to Kilambakkam's massive new bus terminal, cutting commute times and boosting demand along the route. Areas near the corridor have already seen a roughly 20% rise in property values since the project was first announced.
Which localities benefit most from this corridor?
Pallavaram, Chromepet, Tambaram, Perungalathur, Vandalur and Kilambakkam sit directly on the alignment and stand to gain the most in terms of connectivity and future property appreciation.
Is the Kilambakkam Bus Terminus already operational?
Yes. The Kalaignar Centenary Bus Terminus has been functional since December 2023 and already handles intercity and interstate bus traffic, redirected from the older Koyambedu terminus, making it one of the region's busiest transit hubs even before the metro arrives.
How does this corridor fit into Chennai Metro's broader expansion?
It complements Chennai Metro Phase II, under which the Union Cabinet approved a 119 km network across three corridors at an estimated cost of Rs 63,246 crore, aiming to take the city's total metro network to 173 km once fully operational.
Does Puravankara have projects near this corridor?
Yes. Puravankara has an established presence in South Chennai's GST Road and OMR belt, including projects in Guduvanchery and Kelambakkam that sit within reasonable distance of the upcoming metro alignment and the Kilambakkam bus terminus.
Will property prices rise further once the metro is operational?
Historically, metro corridors in Chennai have driven sustained appreciation both during construction and after commissioning, as seen with existing lines. Given the corridor connects the airport to a major new transit hub, further price appreciation along the route is widely expected by industry analysts.
