Puravankara Unveils Ambitious 30-Project Pipeline Across South India and Mumbai

Puravankara announced an ambitious expansion plan to launch 30 projects over the next 24 months, primarily across South India and Mumbai, with a pipeline of 51.14 million sq. ft. of developable area and an estimated gross development value (GDV) of over Rs 55,000 crore. This marks a significant scale-up in the company's growth strategy, underscoring its confidence in India's structural housing demand.

A large portion of these projects are already in the approval stage, while the rest are in the design phase. Nearly 70 to 75 per cent of project costs, largely land, have already been incurred, reducing execution risk for upcoming launches, with land largely secured and what remains being design, approvals, and phased execution. This de-risks the rollout considerably, supported by strong internal accruals, customer advances, and institutional partnerships.

In Q4FY26, Puravankara reported quarterly sales surging 190% year-on-year to Rs 3,547 crore and full-year FY26 sales rising 55% to Rs 7,407 crore, with customer collections reaching Rs 1,213 crore in the quarter and Rs 4,258 crore for the year, up 36% and 15% respectively. The developer handed over 3,747 homes totalling 4.25 million square feet in FY26 and expanded its growth pipeline by adding 13.6 million square feet with an estimated gross development value of Rs 15,200 crore. These numbers reflect sustained operational momentum and demand strength.

The company's near-term pipeline alone, valued at ₹35,636 crore, translates to roughly 33 million square feet of launches over the next 30 months, with around 25 million square feet concentrated in southern markets, and the remainder in the West, where higher realisations, particularly in Mumbai, drive value. The company is looking to launch projects in cities like Bengaluru, Hyderabad, Chennai, Pune and Mumbai, with a major emphasis on Bengaluru and a sheer telescopic focus on Western India expansion.

Managing Director Ashish Puravankara described the pipeline as the company's "next leap", citing improved organisational capabilities and confidence in India's long-term housing demand, while CEO – South, Mallanna Sasalu, added that the upcoming projects are being conceptualised as integrated communities rather than standalone developments. This scale of development is expected to generate approximately 8 million man-days of direct employment annually and provide impetus to over 250 ancillary industries within the real estate ecosystem.

The official announcement was made on March 25, 2026, with the comprehensive project portfolio demonstrating Puravankara's confidence in key metropolitan markets. The company also reinforced its sustainability goals by pledging to plant 1 million trees by 2030 under the WEF's 1t.org initiative. The timing reflects a broader trend: the upcoming launches are expected to tap into demand, particularly in urban markets where infrastructure and employment hubs continue to drive housing absorption.
