Puravankara Limited has been chosen as the preferred developer for the redevelopment of eight residential societies in Chembur, Mumbai, in a deal that adds another marquee address to its growing western India portfolio. The announcement, made in July 2025, extends a pattern of aggressive redevelopment wins the company has notched across Mumbai's most sought-after micro-markets. This announcement follows Puravankara's previous acquisitions of development rights for prestigious redevelopment projects in Mumbai's Breach Candy, Pali Hill, and Lokhandwala. The company's previous project in Chembur, Purva Clermont, received a phenomenal response, further cementing its reputation in the micro-market.
Managing Director Ashish Puravankara framed the win as proof of the brand's growing credibility with resident societies weighing redevelopment partners. "Securing marquee redevelopment projects in highly sought-after Mumbai neighbourhoods such as Breach Candy, Pali Hill, Lokhandwala, and now Chembur is a strong validation of the trust, discerning societies and residents place in the Puravankara brand. What distinguishes us is not just our vision, but also our design-led approach and unwavering focus on quality," he said. He added that the company now has 11 projects across Mumbai and Pune, spanning approximately 14 million square feet, including 3.6 million square feet in redevelopment, with the western region expected to contribute a total GDV of roughly Rs 18,000 crore.
Rajat Rastogi, CEO of West and Commercial Assets at Puravankara, tied the Chembur win to the company's anniversary year. "As we celebrate our Golden Jubilee year, this achievement not only reinforces our position as a trusted partner in the redevelopment space but also strengthens our presence in Mumbai's vibrant and competitive real estate market," he said.
For Chembur, an established eastern suburb long favoured by mid-to-premium homebuyers for its schools, green cover, and access to the Eastern Freeway and Sion-Panvel Highway, the deal signals renewed developer confidence in the locality's ageing housing stock. The Chembur project is seen as a key part of the developer's strategic push into high-demand urban areas where housing stock is ageing and redevelopment opportunities are abundant. Puravankara already has a foothold in the area through Purva Clermont, an under-construction luxury project offering 2, 3 and 4 BHK residences off the Sion-Panvel Highway.
The Chembur win also fits into a broader momentum the company has built in Mumbai's redevelopment segment. In March 2026, Puravankara reported that its first redevelopment launch in the city, Purva Estrella at Lokhandwala Circle, Andheri West, had crossed Rs 800 crore in sales, with sales exceeding Rs 800 crore at the launch of its first redevelopment project, Purva Estrella at Lokhandwala Circle, Andheri West, with Phase 1 witnessing exceptional traction and 85% of its initial inventory already absorbed. The company has said it is set to further strengthen its Mumbai presence with upcoming launches in Thane, Malabar Hill, Breach Candy, Pali Hill, and Chembur, with approvals already received for some of these locations.
For prospective buyers, redevelopment projects like this one typically bring newer construction, modern amenities, and often RERA-registered timelines to established, well-connected neighbourhoods where fresh land parcels are scarce. As the Chembur redevelopment moves from mandate to formal launch, updates on unit configurations, pricing, and RERA registration are expected in the coming quarters.
