Puravankara Unveils Ambitious Housing Expansion: ₹55,000 Crore Portfolio Across South and West India

Puravankara Limited announced plans to unveil 30 projects over the next 24 months, primarily across South India and Mumbai, with a Gross Development Value (GDV) of over Rs 55,000 crores and comprising nearly 51.14 million sq. ft. of developable area. This marks a significant milestone in the company's growth trajectory as it executes a strategic expansion focused on key urban markets with strong long-term demand fundamentals.

Out of the 30 projects, a significant number are already in the approval stage, while the remaining are in the design stage, with approvals set to be initiated shortly. Managing Director Ashish Puravankara stated that Puravankara has built on a strong foundation of trust, transparency, and delivery excellence, and is poised for the next leap backed by stronger capabilities and a high-quality project pipeline across Mumbai and South India, with focus on creating differentiated products and strengthening presence in key micromarkets.

The company has projects lined up in Bengaluru, Chennai, Coimbatore, Kochi and Pune. Between 40-50 per cent of Puravankara's business comes from the West, while the Southern markets continue to occupy the rest, with the company expecting both South and West markets to see continued market share growth as overall business expands. Puravankara plans to deploy about ₹1,500-2,000 crore in 2026-27 (FY27) as it accelerates land acquisitions and project launches.

Recent market data underscores the strength of demand backing this expansion. The company reported a significant 17% year-on-year increase in sales value in Q3 FY26, with sales value reaching Rs 1,414 crore. As of 9MFY26, the company reported pre-sales of Rs 3,859 crore and customer collections of Rs 3,045 crore, indicating steady demand and operational momentum. This performance comes despite broader market moderation, highlighting Puravankara's competitive positioning in high-demand micro-markets.

The outlook remains positive, with premium and luxury housing expected to remain the main drivers of residential demand in the near term, supported by lifestyle-driven preferences and rising participation from affluent domestic buyers and Indians living abroad. Despite regional geopolitical tensions, Puravankara is optimistic that construction costs will remain stable and noted growing interest from NRIs in purchasing Indian properties.

Latest expansion further demonstrates Puravankara's confidence in India's structural housing demand. The company made its debut in the Delhi-NCR market by acquiring a 13.44-acre land parcel in Greater Noida for ₹340 crore, planning to develop a large-scale residential project with an estimated Gross Development Value (GDV) of about ₹5,200 crore. Ashish Puravankara noted that Greater Noida offers the combination of scale, infrastructure momentum and long-term demand the company looks for when entering a new geography, with NCR among India's largest and most dynamic real estate markets.
