From Andheri to Malabar Hill, Puravankara rebuilds Mumbai's skyline.
Puravankara has marked a defining entry into Mumbai's redevelopment segment, recording sales exceeding Rs. 800 crore at the launch of its first redevelopment project, Purva Estrella at Lokhandwala Circle, Andheri West. Phase 1 of the launch witnessed exceptional traction, with 85% of its initial inventory already absorbed.
This breakthrough performance has catalyzed an aggressive expansion. The company is set to further strengthen its Mumbai presence with upcoming launches in Thane, Malabar Hill, Breach Candy, Pali Hill, and Chembur, with approvals already received for Thane, Pali Hill, and Breach Candy. Most recently, in September 2026, Puravankara secured its eighth redevelopment project in Mumbai—three residential societies in Bangur Nagar, Goregaon West, representing a GDV of ₹2,600 crore.
With this addition, Puravankara's Mumbai redevelopment portfolio alone represents a potential GDV of approximately ₹17,500 crore. The strong response signals a clear and structural shift in homebuyer preference towards design-led and wellness-centric residences—where execution certainty, transparency, and long-term asset value are paramount.
Why This Matters for Mumbai's Real Estate
For Mumbai, where available land for large-scale development is limited, society redevelopment has become an important route for creating new residential supply within established urban areas. Puravankara's multi-location strategy spans the city's most coveted neighborhoods. With projects across marquee locations including Breach Candy, Pali Hill, Lokhandwala, Malabar Hill, Cuffe Parade and now Goregaon West, the company is steadily expanding its presence across the city.
Execution Certainty: A Key Differentiator
In a sector historically challenged by fragmented delivery, Puravankara's legacy of trust, institutional processes, and consistent track record of timely execution are emerging as key differentiators—positioning it as a preferred real estate brand for both societies and discerning homebuyers. As of June 30, 2026, the company has completed 97 projects totaling around 59 million square feet across nine cities.
Broader Pipeline and Growth Momentum
Puravankara's ambitions extend beyond Mumbai's redevelopment story. The company announced plans to unveil 30 projects over the next 24 months, primarily across South India and Mumbai, with an estimated Gross Development Value (GDV) of over Rs 55,000 crores. A significant number are already in the approval stage, while the remaining are in the design stage, with approvals set to be initiated shortly.
