Aggressive land acquisitions signal North Bengaluru's rise as Bengaluru's next big growth corridor.
Puravankara Limited has been on a sustained land-acquisition run across North Bengaluru, adding thousands of crores in development value to its pipeline over the past year. The developer's moves reflect a broader industry bet on the corridor stretching from Hebbal and Thanisandra to Devanahalli and the airport belt, where infrastructure upgrades and IT-sector spillover are driving sustained housing demand.
One of the most significant recent moves was a joint venture with KVN Property Holdings LLP. The uptick in Puravankara share price came after the company announced a joint venture with KVN Property Holdings LLP, to develop a 24.59-acre land parcel in North Bengaluru, with an estimated Gross Development Value in excess of Rs 3,300 crore. The land parcel has a total saleable area of approximately 3.48 million sq. ft., and the project was expected to be launched within six months of the announcement. Commenting on the deal, the company noted, "This joint venture highlights our sustained confidence in the North Bengaluru market, where we have already demonstrated strong traction."
That project has since taken shape as Northern Lights by Puravankara KVN. Puravankara has launched Northern Lights, a three-phase residential project in Bengaluru's Hitech, Defense and Aerospace Park, with all phases securing Karnataka RERA registration. The development is structured in three phases and has received separate registration certificates for each phase from the Karnataka real estate authority.
Puravankara has followed up with further acquisitions in the same belt. The company acquired a 9.73-acre land parcel at Sanna Ammanikere in North Bengaluru's fast-developing airport corridor, with a development potential of approximately 0.89 million sq ft and an estimated GDV of Rs 800 crore. The acquisition reinforces Puravankara's strategy of strengthening its presence across high-growth Bengaluru micro-markets through a balanced mix of outright purchases and capital-efficient partnerships.
The developer has also entered a fresh joint development pact in the corridor. Puravankara secured a joint development agreement for an 11.23-acre site in North Bengaluru, aiming for a Rs 1,100 crore project, a move aligned with its strategy of expanding in urban corridors to achieve FY27 sales targets.
Taken together, these deals form part of a much larger acquisition drive across the city. During H1 FY26, Puravankara added a total of 6.36 million sq ft of developable area in Bengaluru and Mumbai, with an estimated gross development value of Rs 9,100 crores. The company's leadership has framed this as a deliberate, long-term strategy rather than opportunistic buying. Ashish Puravankara, Managing Director, described the approach as part of "ongoing efforts to systematically add quality developable land to our launch pipeline across strategic micro-markets," reflecting a "disciplined approach to growth with a long-term view."
For homebuyers, the pattern is telling. North Bengaluru's airport corridor, Hardware Park, and Aerospace Park micro-markets are seeing concentrated developer interest precisely because large, contiguous land parcels are becoming scarce. Land parcels in this region that are large and accessible are scarce, making each new acquisition an important expansion move. As Puravankara converts these land banks into RERA-registered launches like Northern Lights, buyers get earlier access to pricing before projects mature, while the pace of acquisitions itself signals long-term confidence in the corridor's appreciation potential.
