Pune's share in Puravankara's sales climbs as new launches reshape the city's east corridor.
Pune has moved from being a secondary market to a core growth engine for Puravankara Limited. In its FY26 results, the Bengaluru-headquartered developer reported that Bengaluru contributed 50% of sales, while Mumbai and Pune increased their share to 24%, a clear signal that the company's western India strategy is gaining traction. This shift comes on the back of a record year for the developer, which posted its highest-ever quarterly sales of ₹3,547 crore in Q4 FY26, up 190% from ₹1,225 crore a year ago, while full-year FY26 sales hit ₹7,407 crore, up 55% over FY25, exceeding its own annual guidance of ₹6,000 crore by 23%.
The most visible sign of this Pune push is Purva Atmosphere in Keshav Nagar. Announced by the developer, Puravankara launched Purva Atmosphere in Keshav Nagar, Pune, spread across 10 acres with 70 percent open spaces. The project centres around a one-acre central podium landscape area with a clubhouse and swimming pool. Commenting on the launch, Rajat Rastogi, CEO – West & Commercial Assets at Puravankara, said "Pune continues to be a key focus area in our strategic expansion plans, and Purva Atmosphere marks a significant milestone in our journey". He added that with thoughtfully designed low-density homes offering only 150 flats per acre, the project ensures ample space and privacy, making it a perfect setting for comfortable, sustainable living.
On configuration, the project features two 30-story towers offering 240 units of 2 BHKs and 180 units of spacious 3 BHK apartments, all designed to ensure ample natural light, ventilation, and Vastu compliance. Pricing at launch started at INR 95 lakhs for 2 BHK and INR 1.49 crore for 3 BHK, with the developer's own site now listing 2 BHK units starting from ₹98 lakhs onwards. The location advantage is central to the pitch, with Rastogi noting the project's strategic location—close to Kharadi and Magarpatta IT parks—combined with its world-class amenities and sustainable design.
On sustainability, Purva Atmosphere has been positioned as an Indian Green Building Council (IGBC) compliant project featuring unique landscaping inspired by Bali's iconic terraces. Buyers get access to over fifty amenities, and connectivity is a key draw, with the site benefiting from strategic location near the proposed Kharadi Bridge ensuring seamless connectivity to Magarpatta, Hadapsar, Kalyani Nagar, and other major IT hubs.
Keshav Nagar and neighbouring Mundhwa have effectively become Puravankara's Pune stronghold. The developer already runs Purva Emerald Bay and Purva Silversands in the same micro-market, both leaning into resort-style theming — Silversands markets itself around a coastal concept, offering a lifestyle inspired by exotic destinations such as Santorini, Maldives, Seychelles, and the Ivory Coast, with 2 BHK units priced from ₹1.10 crores onwards. This cluster strategy allows Puravankara to build scale, shared amenities, and brand recall in a single high-demand East Pune corridor rather than spreading thin across the city.
The Pune push sits within a much larger national expansion. At the group level, Puravankara has unveiled an ambitious expansion strategy with 30 new real estate projects across South India and Mumbai, targeting over ₹55,000 crore GDV over 24 months. Management has also flagged Pune specifically as part of its premium-market diversification, with expansion into premium markets in Mumbai and Pune, with new projects and redevelopments having a combined Gross Development Value (GDV) of ₹9,200 crores expected to drive future revenue growth. For homebuyers, this scale-up generally translates into more configuration choices, phased pricing opportunities at pre-launch stages, and faster amenity delivery as the developer consolidates multiple projects within the same corridor.
For prospective buyers tracking Puravankara in Pune, the near-term takeaway is that Keshav Nagar and Mundhwa remain the epicentre of activity, with Purva Atmosphere as the newest addition to an existing portfolio anchored by Emerald Bay and Silversands. Given the company's stated intent to keep Pune as a growth priority, further phase launches or new land parcels in adjoining micro-markets such as Kharadi, Hadapsar, or Hinjewadi would be a logical next step, though nothing beyond the current cluster has been formally confirmed at this time.
