Puravankara widens its plotted-development footprint, turning land ownership into a fast-growing asset class.
Puravankara Limited is scaling up Purva Land, its dedicated plotted-development brand, as demand for ready-to-construct plots continues to rise across South and West India. Launched in 2021, Purva Land stands as the dedicated arm of Puravankara Ltd. for plotted development projects, aiming to redefine the essence of community living and land ownership in Bangalore and beyond. What began as a modest six-project rollout has since grown into a multi-city portfolio spanning gated plotted communities in North, South and East Bengaluru, with the brand's footprint now extending toward other markets the parent company operates in.
The rationale for the expansion goes back to the brand's founding thesis. Ashish mentioned that branded players never looked at plotted development as an asset class but the situation has changed, with a section of buyers now preferring plots, prompting the company to create a separate brand and team to focus on this segment. That first phase alone represented a serious commitment of capital. Puravankara entered the plotted development segment with six projects launched over 6-7 months at an investment of about Rs 825 crore, three in Bengaluru, two in Chennai and one in Coimbatore.
Since then, Purva Land has anchored some of its most talked-about launches in North Bengaluru's high-growth corridors. Devanahalli became an enviable address with Tivoli Hills, Purva Land's maiden plotted development, inspired by a Renaissance-era town in central Italy. The area's appeal has only grown because of the airport-led development push, since Bengaluru is among the top four most expensive real estate markets in the country, with North Bengaluru emerging as a hot favourite largely due to the expansion of the international airport in Devanahalli. New pre-launch inventory in the same belt, including Purva Land's Devanahalli plots, continues to draw investor interest ahead of formal RERA registration.
Elsewhere in the city, Purva Land has diversified its plot sizes and themes to match different buyer profiles. In East Bengaluru's Medihalli micro-market, Purva Tranquillity offers a 'green-living' themed plotted development spread on 71 acres with 800 cottage and villa plots sized between 1,200 sq ft and 2,400 sq ft. On Yelahanka's growth axis, Purva Arbor adds another dimension, since it offers over 100 plots ranging from 1,000 to 2,500 sq ft near the Yelahanka–Doddaballapur Highway, with gated security, landscaped gardens, a clubhouse and resort-style amenities. In North Bengaluru's Rampura-Hennur belt, Purva Oakshire Plots adds further scale, spanning a large green-cover component within a joint development structure.
The plotted-development push comes as Puravankara's broader business posts its strongest numbers in years. Puravankara Limited closed FY26 with record-breaking sales of Rs 7,407 crore, a 47.96% year-on-year increase, on a sales volume of 7.25 million sq ft, up 28% from the previous year. The company has also been aggressively replenishing its land bank to feed future launches across its Purva, Provident and Purva Land brands, adding six new land parcels worth Rs 15,200 crore in GDV and expanding its Mumbai redevelopment portfolio to five projects, according to its FY26 annual disclosures.
Quarterly momentum backs up the expansion story. Puravankara reported Q3 pre-sales at Rs 1,414 crore and added 12.76 million sq ft of developable area in the first nine months of FY26, with a GDV of about Rs 13,900 crore, while collections rose 22% in Q3. This land-bank build-up gives Purva Land more raw material to launch fresh plotted phases in existing micro-markets as well as newer ones, in line with the company's stated ambition of a pan-India footprint. The group has plans to launch 7.6 million sq ft of residential space with a top line of about Rs 5,000 crore, looking to launch projects in cities like Bengaluru, Hyderabad, Chennai, Pune and Mumbai.
For homebuyers and investors, the takeaway is straightforward: Puravankara is treating plotted development as a core growth engine rather than a side business. Each Purva Land project follows the same playbook that has anchored the parent brand for decades — select zones chosen for future growth potential, connectivity and conveniences, developed as gated communities with modern amenities and security, with each project approved by a panel of legal experts. As approvals normalise and new land parcels convert into launches, buyers can expect a steady pipeline of plotted options across Bengaluru's growth corridors and, over time, in the company's other operating cities.
