Puravankara Signs JDA for 12.76-Acre Sathanur Land, Estimated GDV Rs 2,500 Crore

Puravankara Limited has signed a joint development agreement for a 12.76-acre land parcel in Sathanur, North Bengaluru. The company estimates the gross development value of the project at Rs 2,500 crore. The announcement was made on Monday, 12 October 2026, through the company's exchange filing, and it marks another step in the developer's residential expansion in Bengaluru.

The parcel is planned for residential use and offers a saleable area of about 1.90 million square feet. Under a joint development agreement, the company secures development rights through a partner arrangement, allowing it to add scale to its land bank without an outright purchase. The company's key figures for the deal are a land area of 12.76 acres, an estimated GDV of Rs 2,500 crore and roughly 1.90 msft of saleable space.

Ashish Puravankara, Managing Director, said the focus remains on strengthening the development pipeline through strategic land additions that offer scale, strong market potential and visibility for future growth. He added that the company continues to evaluate opportunities across key markets with a disciplined approach to capital allocation.

Mallanna Sasalu, CEO-South, said the Sathanur parcel offers an opportunity to develop a sizeable residential project. He noted that Bengaluru continues to see healthy end-user demand, and that the company's priorities are product quality, timely approvals and efficient execution. Shares of Puravankara rose nearly 2% on the day the agreement was announced.

Sathanur sits on the northern edge of Bengaluru, with access through Bagalur Main Road, Bellahalli Main Road, Bellary Road, New Airport Road and Budigere Main Road. The locality is within reach of Kempegowda International Airport and the wider north Bengaluru corridor, which has seen steady residential interest in recent years.

The deal is part of a broader push in Bengaluru during FY27. Six land additions in the city this fiscal, including Sathanur, together represent about 7.02 msft of development potential and a combined estimated GDV of Rs 8,800 crore. Cumulative FY27 business development in Bengaluru has reached around 49.76 acres, with a potential GDV of approximately Rs 6,300 crore before this addition.

Puravankara has completed 97 projects totalling around 59 msft across nine cities, including Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune and Goa, as of 30 June 2026. Its total land bank stands at approximately 40 msft, with ongoing projects covering 35.14 msft. In the first quarter of FY27, the company recorded pre-sales of Rs 1,439 crore, up 28% year-on-year, and collections of Rs 1,199 crore, up 40%. Revenue rose 63% year-on-year to Rs 877 crore, and profit after tax reached Rs 25 crore. The company remains on track for FY27 sales guidance of Rs 11,200 crore across its Southern and Western regions.

The Sathanur parcel will move forward with the company's standard focus on approvals and execution. Homebuyers can follow Puravankara's official channels for updates on design, launch timing and the next phases of the Sathanur development.
