Bengaluru developer secures Miami Apartments redevelopment, its first ultra-luxury South Mumbai address.
Bengaluru-based real estate developer Puravankara has acquired the redevelopment rights of Miami Apartments at Breach Candy, one of South Mumbai's most exclusive residential neighbourhoods. The move is significant because it marks the company's first-ever project in the ultra-premium South Mumbai micro-market, an area long dominated by a handful of legacy developers and family-owned builders.
The Miami Apartments plot is spread over about 2,000 square metres of land, and market sources peg property rates in the micro-market between Rs 1,25,000 and Rs 1,40,000 per square foot, underlining just how rarefied this address is compared to Puravankara's traditional strongholds in Bengaluru, Chennai, Kochi and Pune. For context, this is roughly three times the going rate in the company's other Mumbai redevelopment bets in Andheri West, where the micro-market trades between Rs 40,000 and 45,000 per square foot.
This isn't Puravankara's only Mumbai move this cycle. The company has expanded its footprint in Lokhandwala, Andheri West, where it previously acquired redevelopment rights for two societies on 3 acres of land in November 2023, and has now been chosen as the preferred developer for an additional 1.3 acres, forming a 4.3-acre project. Around the same time, the company also signed a Joint Development Agreement for a 1.95-acre parcel in Bengaluru's Electronics City, adjacent to its existing Purva Westend project, indicating a two-pronged growth push across its home market and Mumbai simultaneously.

The Breach Candy deal fits into a broader pattern of aggressive society redevelopment bets Puravankara has been placing across Mumbai since early 2024, including a prior preferred-developer win in Pali Hill and, more recently, a much larger push into Chembur. In July 2025, the company was selected as the preferred developer for the redevelopment of eight residential societies in Chembur, Mumbai, unlocking a total development potential of over 1.2 million square feet, spread over approximately 4 acres, with an estimated GDV of Rs 2,100 crore. That announcement followed Puravankara's previous acquisitions of development rights for prestigious redevelopment projects in Mumbai's Breach Candy, Pali Hill, and Lokhandwala.
Investors reacted positively to the news, with Puravankara shares rallying nearly 5 percent following the Breach Candy announcement, reflecting market confidence in the developer's Mumbai redevelopment strategy. For homebuyers, this signals a fresh, credible alternative in South Mumbai's tightly held luxury housing supply, an area where new inventory is scarce because most buildings are decades-old cooperative societies rather than open land parcels.
For prospective buyers eyeing the Miami Apartments redevelopment, the project is currently in an early, pre-launch stage. Society redevelopment projects of this scale typically take a few years to move from rights acquisition to RERA registration, sales launch and construction, so interested buyers should track official announcements and RERA filings before making any commitments. Given the scarcity of large-format luxury supply in Breach Candy, demand is expected to be driven by end-users and HNI investors seeking a rare new-build option in one of Mumbai's most storied addresses.
