Puravankara adds Tower D to Purva Panorama, strengthening its Thane presence.
RERA: PR1333032502912
Puravankara has expanded its presence in Thane's Ghodbunder Road corridor with the launch of a new residential tower within its existing Purva Panorama development, a move that industry estimates value at approximately Rs 800 crore. The company's wholly owned subsidiary, Purva Oak Private Limited, confirmed the development through a regulatory filing. Puravankara Limited has announced that its wholly owned subsidiary Purva Oak Private Limited has received Maharashtra Real Estate Regulatory Authority (MahaRERA) approval for launching Tower D in its existing residential project 'Purva Panorama'. The disclosure was made in compliance with SEBI listing regulations. The announcement was signed by Sudip Chatterjee, Company Secretary & Compliance Officer, and communicated to both BSE Limited and National Stock Exchange of India Limited on March 18, 2026.
The new tower is registered under MahaRERA with its own project number, and market sources indicate Puravankara Limited's subsidiary, Purva Oak Private Limited, has received MahaRERA approval for launching Tower D in its 'Purva Panorama' residential project in Thane, registered as PR1333032502912, scheduled for launch on March 28, 2026. This addition builds directly on the existing footprint of the project rather than starting a fresh land parcel. This launch represents the expansion of the existing Purva Panorama project, adding another residential tower to the development in the strategic Thane location.
Purva Panorama itself is a large-format development on Ghodbunder Road. Purva Panorama will be constructed on 12.75 acres of land parcel, 5 towers with 2B+G+8P+41 floors having 2 BHK, 3 BHK, 4 BHK premium residences. An earlier tower in the same project, Tower C, has already been active in the market. Designed with precision, the tower consists of 2 basements, 8 podium levels, and 49 residential floors, with stunning views of Sanjay Gandhi National Park, Thane Creek, and the Botanical Gardens. Overall, listings describe the project's scale as 5 towers, with 54 floors each and just 205 units to offer, making it a unique investment opportunity for a select few in Thane property market.
Location-wise, the project sits in one of Thane's more established residential belts. The site address is Ghodbunder Road, next to Mercedes Benz showroom, Patlipada, Thane West 400607. This stretch has seen steady end-user and rental demand due to its access to IT and business hubs along the corridor. Price trends in the micro-market have been firm: property prices on Ghodbunder Road have gone up by 25 percent in the last five years, and in just one year, they rose by 15.6 percent. For Purva Panorama specifically, during Q1 2026, average property prices for Purva Panorama moved from ₹20,050/sqft to ₹20,600/sqft, reflecting a 2.74% rise.
The Thane expansion is part of a broader growth push by Puravankara across the Mumbai Metropolitan Region. The company has been simultaneously building a redevelopment pipeline in the city's western and southern pockets. Puravankara plans to strengthen its Mumbai presence with upcoming launches in Thane, Malabar Hill, Breach Candy, Pali Hill, and Chembur, with approvals already received for projects in Thane, Pali Hill, and Breach Candy. This comes on the back of strong momentum elsewhere in the city — Puravankara's launch of Purva Estrella at Lokhandwala Circle, Andheri West saw 85% of its initial inventory absorbed, generating sales exceeding ₹800 crore.
For homebuyers, the Tower D launch means fresh inventory within a project that already has an established master plan, amenities, and construction track record, reducing some of the uncertainty typically associated with a greenfield launch. Existing pricing for the project's available configurations has ranged widely depending on unit and phase, with listings showing ₹45 Lakh - 1.9 Cr for configurations spanning 1 RK, 1, 2 and 3 BHK across 240-1000 sq ft carpet area. Buyers evaluating the new tower should track the specific RERA filing for unit-level pricing, floor plans, and possession timelines once sales officially open.
Overall, the move reflects Puravankara's strategy of deepening its footprint in high-growth micro-markets rather than only chasing new land parcels, a pattern also visible in its wider FY26 numbers. During the first nine months of FY26, the company added 12.7 million sq. ft. of potential developable area, with an estimated gross development value of approximately ₹13,900 crore across Bengaluru and Mumbai. The new Thane tower adds to this pipeline and signals continued buyer confidence in the Ghodbunder Road corridor.
