ORR's Blue Line metro nears completion, reshaping commutes near Panathur and Kadubeesanahalli.
Bengaluru's Blue Line metro corridor, which will thread through the Outer Ring Road stretch covering Panathur and Kadubeesanahalli, has crossed a significant construction milestone. With 72% of construction completed, the Blue Line has crossed an important milestone, and it is expected to be fully operational by the end of 2027, giving Bengaluru a direct Metro link between Central Silk Board and Kempegowda International Airport. For homebuyers evaluating projects along this corridor, the pace of station-level work near Panathur and Kadubeesanahalli is the detail that matters most.
The ORR stretch falls under Phase 2A of the project, and work here has been split between two contractors. The 58.19-km line has been divided into five packages, with Afcons Infrastructure constructing the Silk Board Junction-Kadubeesanahalli stretch and SNC Construction building the Kadubeesanahalli-Baiyappanahalli stretch. Just south of this segment, Kodibeesanahalli station is being built as a station with two tracks and two side platforms, elevated and under construction.
Kadubeesanahalli station itself has taken on added significance because of a public-private partnership. The Bangalore Metro Rail Corporation Limited (BMRCL) and Embassy Office Parks REIT have signed a contract to construct the Kadubeesanahalli Metro Station of the ORR line. The construction is being funded by Vikas Telecom Private Limited, part of Embassy REIT, through a Rs. 100 Crore investment. As part of the deal, the new station will be named 'Embassy TechVillage Kadubeesanahalli Metro Station'. This station is expected to primarily serve the IT crowd, since it serves mainly Embassy TechnoVillage, which comprises IT companies such as J.P. Morgan Chase, Cisco, Wells Fargo, New Horizon College of Engineering and Carmatec. Its catchment also extends into neighbouring residential and IT clusters, as this is a prime location for neighbouring areas like Bellandur, Marathahalli, Ibbalur and HAL Aerospace Museum.
Despite the progress, the ORR stretch has not been immune to delays. Phase 2A, covering Silk Board to KR Puram, was targeted for late 2026, but officials have confirmed commercial operations within 2026 are no longer feasible, with pending work at Central Silk Board, Ibbalur and the Baiyappanahalli depot link pushing the timeline to 2027. Specifically, at Ibbalur, construction has been slowed by underground utility conflicts, including a high-pressure GAIL gas pipeline and water lines, and land acquisition issues, while the link line to Baiyappanahalli Depot needed for train stabling before any passenger service can start is also still pending. Authorities have responded firmly to the slippage. Deputy Chief Minister D K Shivakumar issued a sharp directive to contractors of Namma Metro's Blue Line, instructing them to adhere strictly to deadlines and warning that failure to meet targets would lead to blacklisting from future contracts.
Progress figures reported through 2025 and 2026 show steady, if uneven, momentum. As of June 30, 2025, physical progress on the Blue Line was 52.5% and financial progress 55.89%. By mid-2026, that number had jumped sharply, and separate reporting suggests Bengaluru's Airport Metro Blue Line is 75% complete, with officials working to resolve pending issues, and trial runs could begin next year. Civil works on parts of the alignment are already done, since civil works at the KR Puram and Central Silk Board junctions have been completed, though the stretch between KR Puram and Hebbal has experienced delays due to heavy traffic.
For homebuyers, the real question is how close is close enough. Industry observers caution against overestimating proximity claims, noting that metro station catchment areas in Bangalore typically extend roughly 800 metres to 1 km along the walking radius, and project sales pitches claiming metro proximity from 2 km away are overstating the connectivity benefit. That said, the broader direction of travel for the ORR corridor is clear: Phase 2A serves the densest stretch of the Outer Ring Road, home to Bellandur, Marathahalli, Kadubeesanahalli and ISRO, where hundreds of thousands of IT workers currently face chronic traffic congestion. Puravankara has an established footprint in this micro-market, with Purva Weaves in Yemalur positioned close to the upcoming station — the nearest metro station to Purva Weaves is Kadubeesanahalli Metro Station, approximately 3 kilometers away.
For now, homebuyers tracking the Panathur-Kadubeesanahalli stretch should watch three markers: completion of the Ibbalur utility relocation, progress on the Baiyappanahalli depot link, and the formal commissioning date once trial runs begin. Each of these will determine whether the ORR segment opens on its revised 2027 timeline, and each will have a direct bearing on commute times and property values in the neighbourhoods that sit along this stretch of the Blue Line.
