From Silk Board to airport terminals in 58.19 km of metro-connected growth.
As of September 2026, the airport metro is about 72% complete overall. Bangalore's Namma Metro Blue Line is one of India's most ambitious transit projects, designed to unlock three underserved zones in the city and create a true metropolis-scale connection between residential suburbs and employment hubs.
The 58.19 km line connects Central Silk Board with the Kempegowda International Airport, running through densely developing corridors in East, North-East, and North Bangalore. It consists of two sections - Phase-2A (Central Silk Board to Krishnarajapura) and Phase-2B (Krishnarajapura to Airport). Think of this as the city's fastest-maturing growth spine.
Timeline: What's Happening When
Phase 2A includes segments: P2A ORR (March 2027, Central Silk Board to Kadubeesanahalli) and June 2027 (Kadubeesanahalli to Krishnarajapura); Phase 2B includes P2B APL (March 2028, Krishnarajapura to Hebbal) and September 2027 (Hebbal to KIAL Terminals). While the original timeline aimed for 2026 completion, officials have confirmed 2026 commercial operations are no longer feasible — pending civil works at Central Silk Board, Ibbalur and the Baiyappanahalli depot link have pushed it to 2027.
The Outer Ring Road section (Phase 2A) is the most advanced, while the 11 km KR Puram–Hebbal stretch is the slowest — it lost roughly nine months after a January 2023 disruption. Still, trial runs on Phase 2A begin in October 2026.
Why This Matters for Real Estate
Metro lines don't just move people—they reset property values. Metro connectivity in Bangalore resets the value of everything within reach of a station, often years before the trains actually start running. Research consistently shows that properties within 500 to 800 metres of confirmed stations typically command a premium even before construction is complete, and micro-market appreciation cycles of 15 to 25% have been recorded around previous Namma Metro phases. Most of that appreciation occurs before the line opens.
The upcoming investment hotspots include JP Nagar, Sarjapur Road, Whitefield-Kadugodi, and Hebbal, due to better connectivity. North Bangalore zones like Yelahanka, Kodigehalli, and the stretch toward Chikkajala are already attracting quality residential launches from established developers.
What The Blue Line Changes
Once open, the Blue Line will also be the only Namma Metro line to touch three other operating or under-construction lines — Yellow (Silk Board), Pink (Nagawara) and, via the shared Baiyappanahalli depot infrastructure, Purple — making it the structural "spine" that finally lets a commuter travel from Electronic City or Whitefield to the airport on a single connected metro network instead of needing a taxi for the final leg.
For the airport commute specifically, this is transformational. Previously, getting from Bangalore's IT hubs to Kempegowda required either a 45-minute drive through congested roads or a 40+ minute cab ride—both expensive and unreliable during peak hours. The Blue Line cuts effective travel distance dramatically, making proximity to the corridor a concrete asset for anyone working in tech, aviation, hospitality, or logistics.
The Funding and Construction Reality
The corridor is being funded through a mix of multilateral loans and state contribution: a $500 million loan from the Asian Development Bank (board-approved December 2020) and a $318 million loan from the Japan International Cooperation Agency (agreement signed March 2021), alongside Government of Karnataka funding. This level of international investment signals confidence in both the project's execution and Bangalore's continued growth as a global tech and business center.
For Homebuyers: Reading The Market Signal
If you're evaluating property in Bangalore in 2026-2027, the Blue Line corridor is worth studying carefully. Metro access compresses the effective distance between residential areas and employment zones, increasing demand for housing along the corridor. Properties within 500 to 800 metres of confirmed stations typically command a premium even before construction is complete. Locations near Marathahalli, Bellandur, Kalyan Nagar, Yelahanka, and the northern stretch toward the airport are likely seeing early-stage appreciation already.
The next 12-18 months will see trial operations, soft launches, and gradually expanding service areas. By 2027-2028, when Phase 2A segments go live, the real acceleration in both convenience and property valuations will become visible. Smart investors are positioning now; smart residents are looking at neighborhoods they can actually afford that will gain value as metro access arrives.
The Blue Line isn't just transport infrastructure—it's a reset of spatial economics across three zones of Bangalore that have long been undervalued relative to their distance from work.
