Metro connectivity and Hosur Road upgrades are turning Chandapura into a serious homebuying destination.
Chandapura, once seen purely as an affordable fringe suburb off Hosur Road, is undergoing a visible shift in how homebuyers and developers view it. The change is being driven by two forces working together: the newly operational Bommasandra Yellow Line metro and a wave of road upgrades along the Hosur Road corridor. Together, they are pulling Chandapura closer, in commute terms, to Bengaluru's core employment districts.
The metro milestone is real and recent. The Hosur-Bommasandra Metro Line was inaugurated on 10 August 2025 by Prime Minister Narendra Modi, offering faster and more reliable travel between RV Road and Bommasandra and cutting commute times for thousands of professionals and students. The 16-station Yellow Line spans 19 km from RV Road to Bommasandra in the southeast. Its link to the Green Line at RV Road, and the upcoming interchange with the Blue Line at Central Silk Board, have made Electronic City more accessible.
Chandapura sits just beyond this metro corridor, and the impact is already spilling over. The Yellow Line extension to Bommasandra is set to be a game-changer for Chandapura, significantly reducing travel time to central Bangalore and making the locality more attractive to working professionals. Chandapura is strategically positioned along Hosur Road with seamless connectivity to Electronic City, one of India's largest IT hubs, and its proximity to the Bommasandra Industrial Area further enhances its appeal for professionals and businesses seeking affordable, well-connected localities.
The road network is being upgraded alongside the metro. The location benefits from operational metro connectivity, ongoing and proposed government-led infrastructure investments, and the planned widening of Hosur Road, which will further enhance regional accessibility. Industry analysts note that EC Phase 2–Hebbagodi offers the lowest base price with branded projects such as Sobha and Puravankara, meaning maximum upside as metro connectivity extends, while the Yellow Line metro, commissioned in August 2025, has driven 10–15% price premiums for properties within 1 km of stations, with Bommanahalli, Singasandra, and Electronic City stations seeing the strongest impact.
Price data on Chandapura itself already reflects this momentum. Flat prices in Chandapura, Bangalore currently range between Rs 5,300 and Rs 7,650 per sq ft, with average property rates around Rs 6,600 per sq ft. Flat rates in Chandapura have changed by 9.1% in the last one year and 100% over the last three years. That kind of appreciation curve, layered on top of a metro launch that is barely a year old, is unusual for a locality still considered budget-friendly by South Bangalore standards.
Developers are responding to this shift. Puravankara has expanded its footprint along the same Hosur Road belt with Purva Silversky, a premium residential development in Hebbagodi, Electronic City. Launched in Hebbagodi, off Hosur Road, the project spans approximately 6.99 acres across three 32-storey towers comprising 356 residences. More recently, the developer has added further land to this corridor: Puravankara entered a Joint Development Agreement for a 7.83-acre parcel in Southeast Bengaluru with an estimated GDV of ₹1,100 crore, benefiting from connectivity through Hosa Road, Hosur Road and the operational Yellow Line.
Beyond the metro and roads, longer-term catalysts are also being tracked closely by analysts. The proposed Hosur Airport, expected to cater to domestic flights, is another significant factor that could boost Chandapura's real estate prospects by enhancing connectivity and attracting businesses and industries. Chandapura's positioning near Electronic City, its connection through Hosur Road, and its entry pricing still well below mature pockets like HSR Layout or Koramangala are combining to make it one of South Bangalore's more closely watched micro-markets.
For homebuyers, the takeaway is straightforward: connectivity that was once a constraint is fast becoming Chandapura's biggest selling point. Locations along this stretch of Hosur Road now offer a rare combination — metro-backed commutes, proximity to established IT and industrial employment, and pricing that has not yet caught up to more mature South Bangalore neighbourhoods.
