Corridor 4's Yellow Line is turning West Chennai into the city's next connectivity-led real estate
West Chennai is in the middle of the biggest infrastructure shift the region has seen in a decade. Phase 2 covers 118.9 km across three corridors and 128 stations, at an approved cost of Rs 63,246 crore, according to Chennai Metro Rail Limited (CMRL). Of the three, Corridor 4, the Yellow Line, runs directly through the western belt, and it is the one homebuyers in this part of the city are watching most closely.
The Yellow Line is no longer just a plan on paper. The Yellow Line (Corridor 4) between Poonamallee Bypass and Vadapalani is in scheduled passenger operations after receiving Commissioner of Metro Rail Safety clearance in early 2026. That is a meaningful shift, because part of the Yellow Line is already carrying passengers between Poonamallee Bypass and Vadapalani, which changes the calculation for anyone weighing a property purchase in Chennai right now, since the corridor has stopped being a promise on a planning document and started being a train you can actually board. Two more stations on this stretch, Porur Bypass and the Poonamallee Government Hospital station, are in their final stages: Porur Bypass is in the final stages before commercial operations, at 95% completion, with an opening targeted for June 2026.
History gives this corridor added weight. Chennai has already seen what a metro line does to property values once it goes live. Knight Frank India data cited by Appaswamy Real Estates shows Phase 1-connected localities like Koyambedu and Vadapalani saw 25 to 35% price appreciation between 2015 and 2022, and land near under-construction stations has historically risen by up to 30% before operations even begin. The Yellow Line is now writing a similar story for the stretch further west.
The early signs are already visible on the ground. Porur has recorded a rise of ₹800-₹1,000 per sq.ft. over the last two years, and more broadly, properties within 1 km of planned metro stations have seen a 20-30% price increase. Localities feeding into the Yellow Line corridor are seeing this directly, as Corridor 4 benefits Porur, Vadapalani, and Kodambakkam, while pockets further out along the Poonamallee stretch are catching up fast: areas near the Poonamallee Highway have specifically seen surges of approximately 15-20% due to metro project advancements.
Price bands across West Chennai now reflect this two-speed market. Poonamallee, Mangadu, Thiruverkadu, and Madanandapuram are among the mid-income housing groups offering residential units between Rs 4,500 and Rs 5,500 per sq ft, while premium housing groups including Porur, Valasaravakkam, Arcot Road, and Kovur offer housing units starting Rs 5,500 per sq ft. Porur in particular has moved from a value micro-market to a premium one: property rates in Porur have seen a consistent upward trend, with a 7.38% year-on-year rise in average property rates by June 2025.
Connectivity is only part of the story. West Chennai's job base is doing the rest of the work. Proximity to major IT parks like DLF Cybercity in Manapakkam, L&T Infotech, and the Ambattur Industrial Estate positions the belt as a key residential choice for professionals, ensuring sustained rental and buying demand. That combination, of a metro line going live and an established employment corridor already in place, is what separates this stretch from areas where connectivity alone is being sold as a promise.
For homebuyers, this is a narrow window. Once the remaining Corridor 4 stations, especially the underground stretch through Kodambakkam and Alwarpet, are fully commissioned, the pricing advantage that exists today near Porur, Poonamallee, and Valasaravakkam is likely to compress. Buyers weighing a purchase now are effectively pricing in construction-stage risk against the appreciation curve Phase 1 corridors have already demonstrated.
Puravankara has an established footprint in this exact belt. Purva Raagam, the developer's project in Poonamallee, sits inside Chennai West's fastest-growing metro-linked zone, while Puravankara's plotted development in Thirumazhisai draws on the same Poonamallee High Road and Chennai-Bangalore Highway connectivity that is driving the wider corridor's appeal. As the Yellow Line moves from partial operations to a fully functional East-West spine, West Chennai's transformation from a peripheral suburb to a metro-anchored residential hub is well underway.
