Gurugram's ₹10 crore-plus home sales hit ₹24,120 crore in 2025, surpassing Mumbai.
Gurugram has closed 2025 as the country's leading ultra-luxury residential market, edging past Mumbai — a city that has held the title of India's most expensive real estate destination for decades. Gurugram has surpassed Mumbai in total transaction value for luxury homes priced above Rs 10 crore, recording Rs 24,120 crore in sales in 2025, according to a Sotheby's International Realty and CRE Matrix report. Mumbai, by comparison, followed with ultra-luxury sales of Rs 21,902 crore in 2025.
The scale of this shift becomes clear when set against historical numbers. The overall transaction value has risen sharply, increasing six times from Rs 4,004 crore in 2023 to more than Rs 24,000 crore in 2025. On the volume side, 1,494 homes priced above Rs 10 crore were sold in Gurugram in 2025, a sharp jump from 155 units in 2023. Year-on-year growth was equally sharp, with the number of high-end homes sold in Gurugram nearly tripling year-on-year, rising to 1,494 units from 519 units previously, while in value terms, sales expanded from ₹13,384 crore in 2024 to ₹24,120 crore in the following year.
Within the ultra-luxury bracket itself, buyer preference is climbing up the price ladder. The ultra-luxury segment, defined by properties priced at Rs 10 crore and above, accounted for a 24 per cent market share in value terms during 2025, and a shift occurred within this category as the Rs 10-20 crore bracket saw its market share jump from approximately 60 per cent in 2024 to more than 80 per cent in 2025. Demand at the very top also strengthened, with growth extending to higher tiers, as the Rs 20-40 crore segment rose to 148 units sold, while the ultra-premium Rs 40 crore plus category recorded notable gains.
Buyers are not just spending more — they are buying bigger homes. The average ticket size for luxury homes sold during the year stood at Rs 16 crore, with the average size of luxury homes reaching approximately 5,000 sq ft. Properties between 4,000 and 6,000 sq ft formed the largest value share, while residences above 8,000 sq ft contributed nearly 22% of total transaction value.
Two corridors within Gurugram are driving this boom disproportionately. Dwarka Expressway posted a 2,079% surge in transaction value, from Rs 383 crore in 2024 to Rs 8,347 crore in 2025, while Golf Course Extension Road saw a 379% rise, supported by price appreciation from Rs 24,855 per sq ft to Rs 37,899 per sq ft. By contrast, traditional prime areas such as Golf Course Road saw steadier activity due to limited new inventory. On the ground, average rates on Golf Course Extension Road now sit at roughly Rs 22,000 per sq.ft., significantly higher than Dwarka Expressway's Rs 18,000 per sq.ft., though the newer corridor is catching up fast — launch prices on Dwarka Expressway have more than doubled over recent years, with many estimates showing average rates rising from under Rs 10,000 to close to Rs 18,000 per sq ft, driven by enhanced connectivity to Delhi, the IGI Airport, and the completion of key expressway segments.
What is fuelling this rally? According to the report, the surge is attributed to strong domestic wealth creation, rising participation of high net worth and ultra high net worth individuals, and increasing global investor confidence in the city's real estate landscape. India Sotheby's International Realty's Area Director Tina Talwar noted that this growth is no longer limited to traditional premium addresses. Beyond Gurugram and Mumbai, the rest of the national ultra-luxury map trails well behind: Noida and Greater Noida followed with combined sales worth ₹9,358 crore, Hyderabad registered transactions worth ₹8,140 crore, while Bengaluru recorded ₹2,319 crore in ultra-luxury home sales.
For homebuyers, the takeaway is that Gurugram's premium corridors — Golf Course Road, Golf Course Extension Road and Dwarka Expressway — are now commanding pricing and absorption levels that rival, and in aggregate value now exceed, South Mumbai and Bandra-Worli. Puravankara maintains a residential address on Golf Course Road, Gurugram, placing it directly within the micro-market driving this national shift. Buyers evaluating Gurugram in 2025-26 are advised to weigh location-specific price trajectories, builder track record, and RERA status carefully, given how sharply values have moved in just two years.
