Blue Line's Phase 2B brings metro connectivity within reach of Hennur Road homebuyers.
Hennur Road has long been described as a locality with everything except a metro station of its own. That gap is now closing. Hennur Main Road does not have an operational metro station, but the corridor is positioned to benefit from the Namma Metro Yellow Line extension, which includes a station at Nagawara approximately 5 to 6 km from Hennur Main Road, while a second, more direct line is under construction through the heart of the corridor itself.
That second line is the Blue Line. The 58.19 km line connects Central Silk Board with the Kempegowda International Airport, and it is being built in two phases: 2A (Silk Board to KR Puram) and 2B (KR Puram to airport, via Hebbal and Hennur). Phase 2B is the section that matters most for Hennur Road residents, since it runs directly through neighbouring HBR Layout, HRBR Layout, Kalyan Nagar and on to Hebbal before continuing to the airport.
Timelines on this project have shifted more than once. Phase 2A is planned to open in March 2027 and Phase 2B in March 2028, but even those dates carry fresh uncertainty. Bengaluru's Namma Metro Blue Line is unlikely to open for commercial services by the end of 2026, with unfinished civil and systems works pushing the proposed launch into 2027. A BMRCL official acknowledged the slippage directly: "Earlier, there were plans to start trial runs between KR Pura and HSR Layout by Oct. We are trying to achieve this milestone. However, with works still pending at multiple locations, meeting the commercial operation target within 2026 is not feasible."
For Hennur Road specifically, the stations to watch are HBR Layout and HRBR Layout, both under construction on Phase 2B. The HBR Layout station sits around the Hennur area and residential areas of HBR Layout, and is stated to become operational around December 2026 per current project pages, though this should be read alongside the broader Phase 2B slippage noted above. The HRBR Layout station is near Babusapalya Park and the main Hennur Police Station, and is slated to become operational around June 2026. Further along the line, Nagawara is a major interchange junction for North Bangalore, sitting at the intersection of Hennur Road, New Airport Road and Nagawara Main Road, making it a logically central metro node for the Hennur, Thanisandra and Nagawara residential belt.
What does this mean for property values on the corridor? Precedent from Bengaluru's other metro corridors is instructive. The Purple Line extension to Whitefield's Kadugodi terminal opened in October 2023, and similar station-opening events elsewhere in the city have historically triggered a step-up in both prices and rental demand once trains actually start running, rather than at the announcement stage. Industry trackers note that as of early 2026, average residential per-sq-ft pricing on the Hennur Road corridor is still 18-25% lower than equivalent Sarjapur Road or Whitefield projects, with a faster appreciation rate over the past three years. Locality-level data backs this up: Hennur Road, averaging ₹5,800 per sq ft in 2025, is expected to grow by 7-9% annually, a pace that market watchers link partly to the metro pipeline alongside road upgrades already underway.
Buyers should also be realistic about how directly the metro will serve daily commutes. Commentary from projects already selling on the corridor cautions that there's no direct metro to Manyata Tech Park — the closest Blue Line station is Hebbal, still 5-7 km from Manyata's entrance gates, so most Manyata commuters from Hennur Road will continue to use road rather than metro. In the interim, Hennur residents rely primarily on private vehicles, cabs and BMTC buses for daily commutes, with strong road connectivity via Hennur-Nagawara Road and access to the Outer Ring Road for longer-distance travel. A more measured expectation for the corridor puts reasonable appreciation at 5-10% above baseline in the 12-18 months around Phase 2B opening, concentrated in properties within 2-3 km of the Hennur station.
For homebuyers evaluating Hennur Road today, the takeaway is a pricing window rather than an immediate transit upgrade. When these stations become operational, the connectivity profile of this area will change substantially, and the pattern is familiar from other Bengaluru corridors: property prices and rental demand in areas near upcoming metro stations tend to move ahead of the actual opening. That pre-metro window is exactly where several Puravankara developments on and around Hennur Road are positioned today, giving early buyers entry pricing before the corridor's connectivity story fully plays out.
