Puravankara Acquires 53.5 Acres in Bengaluru, Eyes ₹4,800 Crore GDV

Puravankara Limited has acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, further strengthening its presence in one of the city's emerging residential growth corridors. Announced on 23 December 2025, the deal marks one of the developer's largest single land buys in recent quarters and adds significant scale to its residential pipeline in South Bengaluru.

The newly acquired land parcel at Attibele Hobli is strategically located and has a saleable area of 6.4 msft, with the acquisition carrying a potential gross development value of over Rs 4,800 crore. The Attibele-Anekal belt has been drawing developer interest for its proximity to industrial and employment clusters along with improving road connectivity to the rest of the city.

Commenting on the acquisition, Puravankara Limited Managing Director Ashish Puravankara said, "This acquisition is part of our ongoing efforts to systematically add quality developable land to our launch pipeline across strategic micro-markets." He added that the move reflects a disciplined, long-term growth strategy and confidence in the underlying fundamentals of these markets to create large and sustainable communities.

The market responded swiftly to the news, with Puravankara shares surging 12.78% to Rs 271.30 on the NSE following the announcement, as investors welcomed the scale of the land addition and its revenue potential.

The Anekal deal is part of a much larger land-banking drive this fiscal year. Before this transaction, Puravankara had added 6.36 msft of developable area during the first half of FY26 in Bengaluru and Mumbai, with a potential GDV of Rs 9,100 crore. With the Attibele Hobli parcel included, the company's year-to-date developable area has risen to 12.76 msft, while total potential GDV across these deals has climbed to Rs 13,900 crore, marking a sharp step-up in its development pipeline for the current financial year.

A meaningful share of this expansion has been directed toward North Bengaluru specifically. Puravankara had earlier entered a collaboration with KVN Property Holdings LLP for a 24.59-acre plot at KIADB Hardware Park, North Bengaluru, with a potential developable area of 3.48 msft and a GDV of over Rs 3,300 crore, alongside a joint development on a 5.5-acre Balagere parcel in East Bengaluru. Together with the Anekal buy, these deals show a developer pursuing growth simultaneously across the city's northern, eastern and southern corridors.

The pace has continued into 2026, with Puravankara acquiring a 9.73-acre parcel at Sanna Ammanikere in North Bengaluru's airport corridor and signing a joint development agreement for an 11.23-acre parcel in Doddagubbi, North Bengaluru, adding further momentum to its northern pipeline. For homebuyers, this scale of land acquisition typically translates into a steadier stream of new project launches over the next 24-36 months, particularly in the Devanahalli-Hennur-Doddagubbi belt where Puravankara now holds multiple parcels, alongside the newly added Anekal-Attibele corridor in the south.

Reference & FAQ

What did Puravankara announce about its Bengaluru land bank?
Puravankara acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, with a saleable area of 6.4 msft and a potential gross development value of over Rs 4,800 crore.
Where exactly is this new land parcel located?
The land is located at Attibele Hobli in Anekal Taluk, a South Bengaluru micro-market known for industrial clusters, arterial road connectivity and rising residential demand.
Does this acquisition mean a new project launch immediately?
Not immediately. Land acquisitions typically precede formal project launches by 12-24 months as approvals, planning and RERA registration are completed, so a specific project name and launch date are yet to be announced.
Is this Puravankara's only recent land deal in Bengaluru?
No. The Anekal purchase follows earlier FY26 acquisitions including a 24.59-acre parcel at KIADB Hardware Park in North Bengaluru and a 5.5-acre joint development in Balagere, East Bengaluru, taking the year's total developable area to 12.76 msft.
How has Puravankara's stock reacted to this news?
Shares of Puravankara rose sharply, gaining over 12% on the NSE on the day of the announcement, reflecting investor confidence in the scale and revenue potential of the deal.
Why is North Bengaluru seeing more Puravankara land deals?
North Bengaluru's airport corridor, including areas like Devanahalli, Sanna Ammanikere and Doddagubbi, is benefiting from improving infrastructure and proximity to Kempegowda International Airport, prompting Puravankara to add multiple parcels there through 2025-26.
What configurations can buyers expect from future projects on this land?
While exact unit plans are not yet public, Puravankara's recent Bengaluru launches typically feature 1, 2, 3 and 4 BHK apartments, and a similar mix is likely once the Anekal project is formally launched.
Is the Anekal land parcel RERA-registered yet?
As this is a fresh land acquisition rather than a launched project, RERA registration has not yet been filed; it will be initiated closer to the formal project launch.
How does this acquisition compare to Puravankara's other FY26 land deals?
At 6.4 msft saleable area and Rs 4,800 crore GDV, the Anekal parcel is Puravankara's largest single land acquisition of FY26 so far, exceeding the scale of its Hardware Park and Balagere deals combined.
Should homebuyers wait for this project or book elsewhere now?
Buyers looking for ready or near-completion homes should explore Puravankara's ongoing North and South Bengaluru projects, while those open to pre-launch pricing can track updates on the Anekal and North Bengaluru land parcels for future EOI announcements.
