Puravankara Expands Its Bengaluru Land Bank for Upcoming Residential Launches

Puravankara Limited is building out its Bengaluru development pipeline at a pace that outstrips most of its peers, adding land parcel after land parcel across the city's established and emerging corridors. During FY26, Puravankara strengthened its Bengaluru pipeline through acquisitions at Hennur Road, Anekal Taluk, Balagere, and the KIADB Hardware Park, representing a cumulative estimated GDV of approximately Rs 10,400 crore.

One of the most significant recent additions came in the Mandur-Budigere corridor. Puravankara secured a 14.57-acre land parcel located in Mandur, Budigere in Bengaluru with a potential gross development value of around Rs 2,300 crore. Of this, 7.92 acres is part of a joint development agreement while 6.65 acres has been purchased by Puravankara, with a total saleable area for the entire project of approximately 1.8 million square feet. The land parcel is located in the eastern corridor of Bengaluru near the Whitefield-Kadugodi micro-market, off the Old Madras Road, offering access to Whitefield, KR Puram, ITPL, the Outer Ring Road, and Kempegowda International Airport.

The company has also pushed into North Bengaluru's airport belt. Puravankara acquired a 9.73-acre land parcel at Sanna Ammanikere in North Bengaluru's fast-developing airport corridor, with a development potential of approximately 0.89 million sq ft and an estimated gross development value of Rs 800 crore. The acquisition reinforces Puravankara's strategy of strengthening its presence across high-growth Bengaluru micro-markets through a balanced mix of outright purchases and capital-efficient partnerships.

These deals build on an even larger parcel secured in Anekal Taluk toward the end of 2025. Puravankara acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, with a potential gross development value of over Rs 4,800 crore. The parcel at Attibele Hobli offers a saleable area of 6.4 million sq ft. Anekal Taluk has been witnessing increased real estate activity due to its proximity to major employment hubs and upcoming infrastructure developments.

With this string of acquisitions, the company's total landbank developable area in Bengaluru stands at 25.61 million square feet. The momentum has carried into the new financial year as well: Puravankara announced a new joint development agreement for a 6.4-acre land parcel in Sarjapur, Bengaluru, expected to yield a saleable area of 0.8 million square feet and generate an estimated GDV of Rs 1,000 crore. This is part of four land transactions Puravankara secured in Q1 FY27, adding 41.93 acres with a combined development potential of 4.23 million sq ft and an estimated cumulative GDV of Rs 5,200 crore for the quarter.

The land banking spree comes on the back of strong financial performance. Puravankara posted a net profit of Rs 111 crore in Q4 FY26, a rise of 226 per cent year-on-year, with revenue of Rs 1,541 crore, up 173 per cent, and record quarterly sales of Rs 3,547 crore, up 190 per cent over the same period last year. The company has given a sales guidance for FY 2026-27 at Rs 11,200 crore across the southern and western regions.
