From Bagalur to Kanakapura Road, Puravankara's next wave of Bengaluru homes takes shape.
Puravankara enters its 50th year of operations with one of its busiest development pipelines yet, and Bengaluru — the company's home city — is at the centre of it. Between fresh land acquisitions, joint development agreements, and a string of pre-launch apartment projects stretching from the airport corridor in the north to Kanakapura Road in the south, the developer is positioning itself for a multi-year growth run. Ashish Puravankara, Managing Director, Puravankara, said the company plans to unveil 30 projects over the next 24 months, primarily across South India and Mumbai, with the planned pipeline comprising nearly 51.14 million sq. ft. of developable area, with an estimated Gross Development Value (GDV) of over Rs 55,000 crores.
The financial numbers back up the momentum. In Q3 FY26, Puravankara reported pre-sales of Rs 1,414 crore, marking a 17 per cent annual growth, while the average price realisation improved by 12 per cent year-on-year to Rs 9,500 per square foot. During the same quarter, the company said it launched Purva Silversky, a project that has since become one of the most talked-about pre-launch addresses in South Bengaluru.
North Bengaluru remains Puravankara's most active launch corridor. Purva Esplanade, planned at KIADB Aerospace Park in Bagalur, is spread across roughly 25 acres and will offer 2, 3, and 4 BHK apartments with modern layouts across 8 high-rise towers. Nearby, Purva Northern Lights is planned over 25 acres of land, and there are 2 BHK, 3, and 4 BHK luxury flats for sale, with the project has 2600+ flats over 8 towers whose size ranges from 1010 sq. ft to 2400 sq. ft. Both projects sit close to the airport and the aerospace SEZ, an area Puravankara has been steadily building around, including Purva Aerocity in Chikkajala, a project planned for development over 7.5 acres with flats starting from Rs. 70 Lakhs.
In South Bengaluru, the developer's pre-launch activity is equally dense. Purva Park Royale, a new prelaunch township located in Kanakapura Road, spans across massive 6 acres, and there are 450 ultra luxury flats for sale across 2, 3, and 4 BHK sizes. On Huskur Road in Electronic City, Purva Silversky sprawls over an area of 6.99 acres with 3 towers, each with G+32 upper floors, and 356 exclusive apartments in 3 and 4 BHK sizes, with 3 BHK flats starting from Rs. 2.30 Cr. Further south, Puravankara Codename Aurum in Vajarahalli, planned as a quiet and comfortable place to live, with 2 and 3-BHK homes, was launched in December 2025 with its RERA registration still under process.
East Bengaluru has seen the most significant land-banking activity in recent months. Puravankara entered into a joint development agreement for a 5.5-acre land parcel in East Bengaluru, with a GDV potential of over Rs 1,000 crore, which is expected to translate into Purva Codename Futura in Balagere — a project currently in the pre-launch stage with an estimated possession for 2030. A separate Panathur Main Road project, roughly 3 km from Varthur Road, is also in the works, with the RERA number under process, and the launch is expected in mid-2026.
The biggest recent move, however, came in South Bengaluru's outer belt. In December 2025, Puravankara Limited has acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, further strengthening its presence in one of the city's emerging residential growth corridors. The Attibele Hobli parcel carries a saleable area of 6.4 msft and an estimated GDV of over Rs 4,800 crore, and Ashish Puravankara described it as part of the company's ongoing efforts to systematically add quality developable land to our launch pipeline across strategic micro-markets. Together with a 24.59-acre KIADB Hardware Park partnership in North Bengaluru, these deals pushed the company's year-to-date developable area addition to over 12.76 million square feet with a combined GDV of approximately Rs 13,900 crore.
For homebuyers, this pipeline translates into a wide spread of entry points — from sub-Rs 1 crore studio and 1 BHK options near Whitefield to multi-crore luxury addresses in HSR Layout and Electronic City. Most of the North and East Bengaluru projects are still awaiting formal RERA registration, so buyers evaluating an Expression of Interest (EOI) or pre-launch booking should confirm approval status, payment schedules, and possession timelines directly with the sales team before committing funds. Given the scale of land acquisitions completed in just the past two quarters, 2026 is shaping up to be one of Puravankara's most active launch years in Bengaluru in recent memory.
