Puravankara and Provident Housing Deepen Bangalore Growth Corridor Push

Puravankara Limited and its housing arm Provident Housing continue to build out one of the most aggressive residential pipelines in Bangalore's real estate market. Puravankara announced an ambitious expansion plan to launch 30 projects over the next 24 months, primarily across South India and Mumbai, with the planned pipeline comprising around 51.14 million sq. ft. of developable area and an estimated gross development value of over Rs 55,000 crore. The company said a large portion of these projects are already in the approval stage, while the rest are in the design phase.

Bangalore remains central to this strategy. The Bengaluru pipeline now represents over ₹13,800 crore of GDV. Mallanna Sasalu, Chief Executive Officer – South for Puravankara, said that the company's near-term pipeline alone is valued at ₹35,636 crore. This scale reflects a deliberate tilt toward the city where the group has operated for over five decades.

Land acquisition has been the backbone of this build-out. Puravankara acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, with a potential gross development value of over Rs 4,800 crore, and the company noted that Anekal Taluk has been witnessing increased real estate activity due to its proximity to major employment hubs and upcoming infrastructure developments. Further north, Puravankara signed a Joint Development Agreement for an 11.23-acre land parcel in Doddagubbi, North Bengaluru, with an estimated GDV of ₹1,100 crore and a developable area of 0.74 million square feet, while it also acquired a 9.73-acre land parcel at Sanna Ammanikere in North Bengaluru, with an estimated GDV of ₹800 crore and a development potential of 0.89 million sq ft.

On the Budigere-Mandur stretch, Mallanna Sasalu said the corridor has emerged as an important residential micro-market with significant long-term potential, benefiting from growing social infrastructure and demand from technology professionals working in Whitefield and nearby office districts. Separately, Managing Director Ashish Puravankara pointed to another East Bengaluru move, noting that the company entered into a joint development agreement for a 5.5-acre land parcel in East Bengaluru, with a GDV potential of over Rs 1,000 crore, calling it part of a sharp focus on strengthening presence in key micro-markets and driving long-term value creation.

The pipeline expansion is backed by strong financial performance. The company reported its highest-ever annual sales of ₹7,407 crore in FY26, a 55% year-over-year increase, and set a sales guidance of ₹11,200 crore for FY27. Even amid regulatory disruptions such as e-Khata implementation, quarterly momentum held up: in Q1FY26, the company recorded sales of Rs 1,124 crore, up 6 per cent year-on-year, on sales volume of 1.25 million square feet, while average realisation rose 9 per cent to Rs 8,988 per square foot.

Looking beyond Bangalore, the group is also signalling diversification. Ashish Puravankara indicated that entry into the data centre segment is on the cards, having studied the asset class earlier, saying the timing is now more favourable, and the developer is preparing to tap into the Delhi-NCR market in the coming months, expanding beyond its current strongholds in the South and West. Within Bangalore, however, the near-term focus stays firmly on converting approved land parcels into active launches across North, East, and South growth corridors.
