New land parcels across Bengaluru set the stage for Puravankara's next wave of launches.
Puravankara Limited has been on a steady land-buying spree across Bengaluru through 2026, stitching together parcels in the city's fastest-growing corridors to keep its launch pipeline full. The developer's latest move came in North Bengaluru, where it acquired a 9.73-acre parcel at Sanna Ammanikere in the city's fast-developing airport corridor. The outright acquisition has a development potential of approximately 0.89 million sq ft, with an estimated gross development value (GDV) of Rs 800 crore, and the company said the deal reinforces its strategy of strengthening its presence across high-growth Bengaluru micro-markets through a balanced mix of outright purchases and capital-efficient partnerships.
This followed an earlier acquisition in the Mandur-Budigere belt in the city's eastern corridor, where Puravankara secured a 14.57-acre land parcel with a potential gross development value of around Rs 2,300 crore. Of this, 7.92 acres came through a joint development agreement while 6.65 acres was purchased outright, giving the project a total saleable area of approximately 1.8 million square feet. Situated off the Old Madras Road, the location offers access to Whitefield, KR Puram, ITPL, the Outer Ring Road, and commercial hubs, as well as connectivity to Kempegowda International Airport.
The company also signed a fresh joint development agreement for a 6.4-acre land parcel in Sarjapur, projecting a Gross Development Value of Rs 1,000 crore and expected to yield a saleable area of 0.8 million square feet. Just months earlier, Puravankara had acquired a much larger 53.5-acre parcel in Anekal Taluk with a saleable area of 6.4 million sq ft and a potential GDV of over Rs 4,800 crore, citing the area's proximity to major employment hubs and upcoming infrastructure as key draws.
Taken together, these deals have pushed Puravankara's total developable land bank in Bengaluru to 25.61 million sq ft as of the Mandur-Budigere acquisition, with the company noting that during FY26 it strengthened its Bengaluru pipeline through acquisitions and joint development agreements at Hennur Road, Anekal Taluk, Balagere and the KIADB Hardware Park, carrying a cumulative estimated GDV of about Rs 10,400 crore.
The land-buying momentum comes on the back of a strong financial run. Puravankara posted record fourth-quarter sales of Rs 3,547 crore in Q4FY26, its highest ever for any quarter, up 190 percent year-on-year, while full-year FY26 sales touched a record Rs 7,407 crore, a 55 percent jump over the previous fiscal. The company has set a sales guidance of Rs 11,200 crore for FY 2026-27 across the southern and western regions, underlining the scale of launches expected from this expanded land bank.

Mallanna Sasalu, CEO - South, added that corridors like Budigere-Mandur have emerged as important residential micro-markets with significant long-term potential, benefiting from an established commercial ecosystem, social infrastructure, and strong end-user demand.
For homebuyers, this string of acquisitions signals a steady stream of new project launches across North, East and South-East Bengaluru over the next few years. Micro-markets such as Sarjapur, Budigere-Mandur, Anekal Taluk and the airport corridor near Sanna Ammanikere are likely to see fresh Purva-branded residential developments as these parcels move from acquisition to launch, giving early buyers a chance to enter these growth corridors before prices catch up with infrastructure upgrades already underway.
