Strengthening Bengaluru's residential pipeline through strategic land acquisitions across key growth corridors.
Puravankara Limited has stepped up its land acquisition activity in Bengaluru over the past several months, adding multiple parcels across the city's fastest-growing residential corridors. The Bengaluru-headquartered developer said it added projects across Hennur Road, Anekal Taluk, Balagere East Bengaluru and KIADB Hardware Park during FY26 through outright purchases and joint development agreements, with a cumulative estimated GDV of around Rs 10,400 crore.
Among the largest recent moves, Puravankara secured a 14.57-acre land parcel in the Mandur-Budigere corridor of eastern Bengaluru, with an estimated gross development value of about Rs 2,300 crore. Of this, 7.92 acres was secured through a joint development agreement while the remaining 6.65 acres was acquired outright, giving the proposed project a total saleable area of nearly 1.8 million square feet. The site sits near the Whitefield-Kadugodi micro-market, offering access to Whitefield, KR Puram, ITPL, Outer Ring Road and Kempegowda International Airport. Ashish Puravankara, Managing Director of Puravankara Limited, said the acquisition was part of the company's effort to add projects to its launch pipeline across strategic micro-markets, and noted that the deal took the company's developable land bank in Bengaluru to 25.61 million square feet.
In North Bengaluru, the company acquired a 9.73-acre land parcel at Sanna Ammanikere in the Devanahalli growth corridor, with a development potential of approximately 0.89 million square feet and an estimated GDV of Rs 800 crore. The site benefits from connectivity to Kempegowda International Airport and is located in a belt increasingly shaped by aerospace, logistics and technology investment, supported by infrastructure such as the Airport Metro, Satellite Town Ring Road and Aerospace Park. Ashish Puravankara said the acquisition reflects the company's conviction in the long-term potential of North Bengaluru and its focus on securing high-quality land parcels in strategic corridors.
Earlier, in December 2025, Puravankara made one of its largest single acquisitions in the city, picking up a 53.5-acre plot in Anekal Taluk's Attibele Hobli with a saleable area of 6.4 million square feet and a potential GDV exceeding Rs 4,800 crore. The announcement triggered a sharp rally in the company's stock, which surged over 12% on the news. Mallanna Sasalu, CEO-South at Puravankara, said the project sits in a micro-market defined by strong end-user demand and limited availability of developable land, while Ashish Puravankara described the move as reflecting the company's disciplined, long-term approach to growth.
Taken together, these acquisitions underline a broader company-wide push to replenish and grow its land bank. As of March 31, 2026, Puravankara had completed 95 projects totalling nearly 57 million square feet across nine cities, with a total land bank of around 40 million square feet. The company also posted strong financial results for the fourth quarter of FY26, reporting a net profit of Rs 111 crore, a rise of 226% year-on-year, on revenue of Rs 1,541 crore, up 173%. For FY27, the company has issued a sales guidance of Rs 11,200 crore across the southern and western regions.
For homebuyers, this scale of land banking signals a steady pipeline of future launches across eastern Bengaluru's Whitefield-Kadugodi belt, the North Bengaluru airport corridor around Devanahalli, and the southern Anekal-Attibele stretch. Each of these micro-markets is being reshaped by infrastructure upgrades and expanding employment hubs, positioning them as areas to watch for upcoming Purva and Provident launches over the next few years.
