Puravankara secures 14.57-acre Mandur-Budigere parcel with Rs 2,300 crore development potential.
Puravankara Limited has added a significant new parcel to its East Bengaluru pipeline. The company has acquired a land parcel measuring 14.57 acres situated in Mandur, Budigere, Bengaluru, which holds a potential gross development value of approximately ₹2,300 crore. The move comes as the developer continues to build scale in the city's fastest-growing residential corridors.
The structure of the deal reflects a capital-efficient approach that has become common among listed developers. Out of this, 7.92 acres is part of a joint development agreement (JDA), while 6.65 acres has been purchased by Puravankara. The total saleable area for the entire project will be approximately 1.8 msft. Roughly 54% of the land was secured through a JDA structure, which lets the company access a large parcel while preserving capital for execution and marketing rather than deploying it entirely upfront.
Commenting on the transaction, Managing Director Ashish Puravankara said the acquisition fits into a broader strategy. 'This deal is part of our ongoing efforts to systematically add high-quality projects to our launch pipeline across strategic micro-markets. This reflects our disciplined approach to growth, a long-term view for the organisation, and confidence in the fundamentals of these markets. 'The Budigere-Mandur corridor has emerged as an important residential micro-market with significant long-term potential. It benefits from the established commercial ecosystem in North-East Bengaluru, supported by social infrastructure and strong end-user demand. The site offers convenient access to major employment hubs, including several Grade-A office parks in Whitefield, making it a preferred residential destination for technology professionals and corporate employees.'
On ground connectivity, the site is well placed for daily commutes. The parcel sits off Old Madras Road near the Whitefield-Kadugodi area and is surrounded by schools, healthcare facilities and evolving lifestyle infrastructure that together provide urban convenience and residential tranquillity. The location's proximity to IT parks and major transport corridors underpins sustained technology-led housing demand. The site also connects to the Outer Ring Road, KR Puram and Kempegowda International Airport, key routes for the IT and corporate workforce concentrated in and around Whitefield.
This deal is one of several Puravankara has closed in Bengaluru over the past year as it builds out its East and North Bengaluru pipeline. During FY26, Puravankara strengthened its development pipeline in Bengaluru through outright acquisitions and JDAs at Hennur Road, Anekal Taluk, Balagere East Bengaluru and KIADB Hardware Park with a cumulative estimated GDV of approximately Rs. 10,400 crore. Together with the Mandur-Budigere deal, this points to a sustained land-acquisition push in the city's high-growth peripheral corridors.
The timing aligns with broader demand trends in the city. The area benefits from the established commercial ecosystem of North-East Bengaluru, supported by expanding social infrastructure and strong end-user demand. In Q1 2026, the East submarket dominated Bengaluru's new residential launches with a 57% share, driven by Whitefield and adjoining micro-markets, reinforcing why developers continue to prioritise this stretch of the city.
For homebuyers, this land deal signals a future project rather than an immediate launch. RERA registration and pricing typically follow a land acquisition by several months, and any final unit configurations, tower plans, and price lists for the Mandur-Budigere development will be confirmed closer to launch.
