Bengaluru-led growth and a widening launch pipeline drive Puravankara's FY27 ambitions.
Puravankara Limited has set an ambitious sales guidance of Rs 11,200 crore for FY27, a target that follows one of the strongest fiscal years in the developer's history. Looking ahead, Puravankara has set a sales guidance of ₹11,200 crore for FY 2026–27, coming off record annual sales of ₹7,407 crore for FY26. The FY26 number itself was a milestone: full-year sales hit ₹7,407 crore, up 55% over FY25, beating the company's own guidance of ₹6,000 crore by 23%.
The company has started FY27 on solid footing. Puravankara reported pre-sales of ₹1,439 crore in the first quarter of FY27, marking a 28 per cent year-on-year increase. The company's collections rose 40 per cent YoY to ₹1,199 crore. It sold 1.36 million square feet during the quarter, up 9 per cent YoY, while average price realisation improved 18 per cent YoY to ₹10,589 per square foot. Managing Director Ashish Puravankara struck a confident tone on the outlook, noting that with a strong launch pipeline and an estimated surplus of ₹19,831 crore over the next 3-5 years, the company remains focused on delivering its FY27 sales guidance of ₹11,200 crore.
Financially, the turnaround has been sharp. Puravankara reported a Profit After Tax of ₹25 crore in Q1FY27, compared to a loss of ₹69 crore in Q1FY26, while EBITDA margin expanded to 25% from 15%. Total revenue for Q1FY27 stood at ₹877 crore, up 63% YoY from ₹539 crore in Q1FY26. On the execution side, the company handed over 745 homes covering 0.94 msft during the quarter, up from 667 units in Q1FY26, sustaining the execution momentum built through FY26.
Bengaluru remains the anchor of this growth story. CEO-South Mallanna Sasalu has been explicit about the city's role: "Bengaluru continues to remain our largest and most important market, and is central to our launch momentum," adding that over the past year and through recent additions, the company has strengthened its Bengaluru pipeline, now representing over Rs. 13,800 crore of GDV. In FY26 the company launched two marquee projects in the city — Purva Silversky and Purva Northern Lights, along with new phases across existing developments, reflecting sustained demand for well-located, high-quality residential offerings.
Land acquisition activity has kept pace with sales momentum. In Q1 FY27 alone, Puravankara acquired four new land parcels totaling 41.93 acres, adding a development potential of 4.23 million square feet and a Gross Development Value of ₹5,200 crore. These included a joint development agreement for a 6.4-acre parcel in Sarjapura with a potential GDV of over ₹1,000 crore; an 11.23-acre parcel in Doddagubbi, North Bengaluru, with a potential GDV of over ₹1,100 crore; a 9.73-acre parcel in Sanna Ammanikere on the airport corridor with a GDV potential of approximately ₹800 crore; and a 14.57-acre parcel in Mandur with a GDV of ₹2,300 crore.
The scale of the broader pipeline underscores the company's growth ambitions. As of the latest quarter, the company has 20.48 msft of planned launches across the Southern and Western markets, with an approximate GDV of ₹27,300 crore, with the majority of the pipeline concentrated in Bengaluru and Mumbai. Looking further out, an earlier disclosure noted that the developer plans to launch 30 projects over the next 24 months, largely in South India and Mumbai, covering 51.14 million square feet and over Rs 55,000 crore in potential value.
Balance sheet discipline has accompanied this expansion. Gross debt stood at ₹3,942 crore as of June 30, 2026, reduced by ₹74 crore during the quarter even as the company deployed ₹574 crore towards land payments, advances and deposits. Net debt stood at ₹2,836 crore, with a net debt-to-equity ratio of 1.57 for Q1FY27. The cost of debt stood at 11.12% as of June 30, 2026. The company has also been monetising commercial assets to fund growth, entering a definitive agreement with ICICI Prudential AMC for the sale of its commercial property, Purva Zentech, in Bengaluru, valuing the asset at an enterprise value of ₹625.94 crore, of which ₹145 crore will come through the sale of shares of the SPV.
For homebuyers, this guidance signals continuity: more launches, more inventory, and a developer investing heavily in Bengaluru micro-markets like Sarjapura, Doddagubbi, Mandur, and the airport corridor, alongside a growing Mumbai redevelopment portfolio. The wider sector backdrop remains supportive too, with the Reserve Bank of India's June 2026 policy review holding the repo rate steady at 5.25%, while a stable rate environment combined with steady office leasing demand from IT, BFSI, and GCC occupiers continues to support healthy residential absorption in the premium segment.
